In a real estate world, when u buy a plot which is not currently on ground or physically cannot pin point ur exact portion of land u have purchased, u get a file. it is bit risky that u have bought a plot but in reality u have no freakin idea where exactly it is, u will get the plot number after the balloting and when the balloting is done, u get to know ur exact location of land u bought!
it is a very risky and time consuming also to wait for balloting of land! if ur lucky u can get ur land near park facing, corner, main boulevard etc etc.
it is cheap to buy, but if u plan to buy a file! then go for DHA only!!!!! it will give u good return in short-term!
actual plot is just u paid the amount n u have physically seen the piece of plot u purchased! very secure investment but expensive and bit time consuming for land to appreciate!
buying a file is like buy a shares of company! the price fluctuates frequently! its cheap to buy, but risky n very very time consuming for plots to be balloted and after balloting, u need to pay further amount like development charges etc etc and then u will get possession letter!
