Area of plot is totally different thing than the covered area of the house. And covered area of a house help to determine the price or at least cost of the house.
A house on 1 Kanal plot may have 3000 sq. ft. covered area as well as a 5 Marla house can also have the same covered area.

In construction Covered Area is a very basic term which needs many points to understand but for a layman it could be taken as floor area. The paper got finalized from Bahria Design Wing or any architect clearly shows the covered area. And the blueprints (blue paper) submitted to TMA are based upon covered area of home. If interested, you may get some idea of these matters from following blog post of mine:

The builder pay many expenses as per covered area of the building, for example:
1. Map Fees
2. Map Approval Fee to concerned authority
3. Labour charges or contract
4. Material cost

(In case of Bahria Town, car porch area can not be coverd and need to leave some space on three sides of the plot).
