And regarding new map I talked with somone who told me new map is ready and for now its available in Gulberg's office only. It will be launched public ally in few days. And Bridge is in process of filling will be completes in 1-1.5 months. 1lac price already increased in every block. It will further increase after bridge completion and expressway work will also be a factor for price to rise. Further he told me that the work progress of expressway was slowed deliberately because villagers were increasing there demands so now the problem is almost resolved and after bridge the work in residencia will be in full swung. Further he told me that T block will be moved forward towards S block last plots of T block will be on main Circular road. He was confident about the possession that society is trying to keep there promises and if its delayed it will not be delayed more than 6-8 months. Rest the construction of D Block commercial is expected very soon and will be available as they want funds for expansion. I think mini commercial i-e U Block work is already started. I visited 6 months ago and there were machinery moving and work pace was good on that day they were working on sui gas pipeline work in T work which was told to me by some worker and according to him 1.5 years maximum timeframe is required for ground work. Rest Allah knows better just hope for the best as according to me the work is going with good pace.

I have a plot in Q block, on the main road which is facing R block. I think you have posted one pic of the road which is infront of N block. I think this is the same road on which my plot will be situated as Q block is just below the N block.

Can you share the development status of this road and when will it be completed? also it would be really great if you can share the status of possession of Q block and it's height compared to other blocks around. And is there any village or major issue in Q block due to which development will be delayed?

Since Q block is a small block, it has no coverage and noone shares its development status. It would be nice if you can share info regarding this block as you have visited there recently.

No idea about green. Its all about residencia.

I also heard that new map has been prepared. It will be online within few days. Five marla plots are expected near T-Block.

Sorry sir, didnt get any info regarding Q block. Its location is good. Water channels on east and west. 100 ft public road at south and 120 ft circular avanue of gulberg at north. No 7 marla plots exists in Q-Block. Good news is that there is no village in Q block and lank is lush green. It meas underground water level is near to land.

Dear all,

I have a corner/main road facing plot in L block 8 Marla. I bought it through Star marketing in 2012 and settled my due installments. Can anyone tell me that how is the progress going on in that sector? Any firm date given by IBECHS for possession? What is the current market value?

I am not living in Pakistan, hence it is very difficult for me to go over there and inspect the place physically now, however I've seen pictures shared by one of the member and it looked that nothing much has developed considering my last visit in March 2015.

For the last 15 days I have been researching on Gulberg, Islamabad to buy a plot there. So decided to start a thread about Gulberg, Islamabad to share my experience and information about this housing society. Some information has been taken from net.

Gulberg Housing Scheme Islamabad, also known as IBECHS Phase 3, is a housing scheme by Intelligence Bureau Cooperative Housing Scheme (IBECHS). Gulberg is located at main Islamabad Expressway near Airport Chowk, Islamabad. This project is currently under development while some blocks are now fully developed and ready for possession.

The project was launched in 2005 and in 2009 and is approved from CDA. Development work on the project started in 2009. Pace and quality of development work in progress is good so far.

he master plan of Gulberg Islamabad consists of two different projects, i.e. Gulberg Greens (Agro Farm Housing Scheme) and Gulberg Residencia (consisting of 200 yards up to 1000 yards residential plots). Gulberg Residencia is located about 6 to 7 KM off the Islamabad Highway.

The project is spread over 15000 kanals of land comprising of 10,000 residential plots. The project is divided in 21 blocks from A to V, excluding U. D is the commercial block of Gulberg Residencia. Plots of different sizes are available ranging from 200 Sq.Yards, 272 Sq.Yards, 356 Sq.Yards, 500 Sq.Yards and 1000 Sq.Yards.
Gulberg is all set to develop a new Blue Area along the Gulberg Expressway passing through A & B blocks of residencia leading towards Commercial D Block.
The principal consultant firm responsible for the development of Gulberg Islamabad is Urban Planning & Design (PVT) Limited (UPDL) which is making head-on progress towards completion of the project before the estimated time-frame. UPDL is responsible for the town planning, engineering design and supervision of development work.
Four Blocks have been given possession of plots so far, i.e. Block E, Block F, Block G and Block J. Block I is nearly developed too and close to possession. Parts of H, O, V, T, and L blocks are also developed now. Gulberg is developing land at various blocks including A & B simultaneously as you will find asphalt or paved streets and roads in many blocks.
Block V is close to Naval Anchorage, and it has access gate from Naval Anchorage as well.

Agreed. IBECHS previous housing society named "Pakistan Town" is not upto the mark. Its an average society. I also heard about underground water shortage there. As per my research underground water shortage in gulberg green areas near to highway. Residencia is green and there is underground water.
