Just some tips-
Never go stingy mode on Foundation, Lantern / Roof ( Get RCC roof ) and water.
I would recommend you to get a basement made if the plot is deep. You will spend more money on constructing it, rather than filling mud.

Basement is worth it. Keeps you cool without AC in the summer and warm in the winter.

Always do ' Mashwarah ' with more than one person. So, if contractor says something, always discuss that with a few others as well.

And, good luck! It's a painstaking process, but worth it. Apna ghar apna hi hota hay. No matter tent or luxury villa.
Make sure to update the process here with pictures, it's quite interesting!

Great. A rough estimate for a normal 4 bedroom house should be how much?
Not too many decorations but a normal decent built..
i am planing a 4 bedroom, 3 bath,hall, kitchen, small store, and porch/ veranda.

I would say 8.0-10.0 Millions- Depending on finishing and work.

Q1 what should be filling height,6 ft or even more?
Q2. Finally got my area segregated that i will cover. Its 110 ft* 110 ft.
Can any one convert it to canals or marlas. I paid for 2.5 canals long time back.
Q3 average bedroom width, length considering a half village half parha likha mahool. educated pendo ( proud of that)

Q1 ...Plz elaborate what exactly you mean by filling height? Is your plot lower in elevation than the road?
Q2 It depends on the size of marla you using. There are 2 different sizes of marlas one equals 272.25 Sq ft and the other is 225 Sq ft. By both sizes, 110x110 doesn't equals 2.5 kanal. with 272.25 its 2 kanal 4.44 marlas while using 225 sq ft size, its 2kanal 13.78 marlas.
Q3. Again, average size of bedrooms depends on the size of the plot, orientation, layout, architecture, your own requirements etc et. Since your plot size is big, go for bigger rooms, something around 15x 18 ft but keep in mind the bigger room need more air conditioning/heating and other maintenance so you need to strike a balance according your situation which we may not be aware of.

So the building story is on the way.Started with foundations. Hired a local naqsha nawaish and got almost good results matching to what i had i my mind. Consulted with almost every one i knew and got some changes done regarding sun light and wind directions.( the old guys concepts) to get more sunlight
in the room during daytime.
Foundations will be dug 4 rs/ ft. Sanjwali stone to be used (6000) per trolley. Foundations construction cost 10 rs/ ft. Concrete (6inch) with some steel bars to be laid in very start then stones 4 feet and a beam of 12 inches on top of foundation to tie all stones. Yet the stones be laid in cement once out of ground.

As the plot is 2.5 ft lower then road level, foundations will go 2.5 feet in ground and 5 feet above current surface. A fillup of 6 feet including final beam is planned.
Final plot dimensions are119*108.5 ft.

Good going janab... will follow your work. Will be very helpful for others like me in future... remember, in pak, the biggest issue is summers. so altough sunlight may be good, it is also an evil in summers! I would start planting trees etc so that they give shade soon...

In current secnario planting may not be an option due to heavy traffic.( stone trolleys, landfill dumpers)
