brotherly advise stay away from bahria, i've lost alot in bahria, its not supposed for genuine buyers , its kind of gambling only dealers are happy in bahria.

ohhhh btw Karachi surely has huge potential and if Bahria has already made their base strong then they will have a lot of work to do. When the crappy apartments in Karachi can sell for over 10 million then a good project can surely attract a lot of potential buyers.

After 3 days survey, unable to find any genuine seller. All plots r with dealers / dalaals / agents. They have made inflation of rates there.

you can consider both but i think your should give priority to Gulberg. In your budget, you can get 7 marla in many blocks but recommended ones are L & V due to current development status and clear land.
Regarding bahria phase 8, consider 5marla in M block or 7 marla in J block. both come in your budget.

I would recommend Bahria phase 8 , great choice for living , as u already mentioned that u want to live not invest , there r three things that make a society or area liveable, security which has do better than many areas ,, facilities that u can see for yourself like markets clubs cinemas , electricity and much more and lastly infrastructure / roads , which r one of the best I have seen among other societies. I am saying this because after a survey of couple of months to build a house for living I bought a plot in sector A PHASE 8. Rest decision is yours.

A plot in phase 8 is available now @ 21 lakhs . The same was available @ 38 lakhs, a year ago.
Its artificial inflation by dealers.
This is the only bad thing regarding bahria. Else its the best society.

i would suggest go for bahria. i bought a 10 marla plot in 2013 in bahria phase 4 opposite arena cinema for 36 lakh rupees and in one year sold the same plot for 82 lakh

bahria is really the best society and trust me if there is any society which would last in pakistan thats bahria and the land rates will ONLY increase over time with the speed population and purchasing power is increasing.

close your eyes and go for bahria, you will never regret, my sister just bought 2 plots in bahria phase 8 ext last month.
