These borders, mouldings and trims are made seperately and fitted with help of screws, bond and cement.. normally theres a seperate team for such work and their rates are a bit high too. There are many trim options to choose from but you need to visit their work place to find what you are looking for.

Edit: This work is done after front elevation is plastered. Your thakaydar is just trying to make his life easy and avoid extra work. If hes capable and has the set tools, he too can make such trims.

Huge applause for your efforts brother. However my query is about construction cost of a 200 square yard house in Karachi. Standard construction only ground floor with RCC roof for further expansion in the future.

If you chose to hire the professional guys who are dealing only in trims then make your pocket accommodative as they charge much more higher than it has to be.

Now a days, I believe that , iron or steel floor stairs are cheaper then the conventional concrete stairs. May be its my wrong perception?

I wish to installed iron stairs in my second floor alongwith stainless steel in fashion grill, and granite slab. What do you think how much it will costs me... height from floor to roof 11 ft. length from roof to start point of floor 12 ft. width 3 ft.

Whatever is your estimated covered area, multiply it with 2200.
You will get the approx cost. Now days ,A++ construction with top of the line interior in Pakistan will cost you around 2500 Rs /sq ft finishing cost.

Good evening dear Brother.

First bear in mind that at the end the acctual cost will not be what you thought, Once you will start construction you will be astonished how money goes,

Let's get to the point of Basement construction, first of all if you are living in well planned area you will be forced to construct basment walls plus floor with Concrete and steel and that will be minimum 9" width to avoid seepage and make the home durable and these days prices of steel, cement, Crush are sky high.

You will be required to Install additional lines of water supply and waste for basment plus a septic tank and water pump separately for basment.

Therefore you will be paying more money in basment rather than Ground F and First Floor.

Yes steel prices I know are sky high.

We import steel and are steel based fabricators and manufacturers.

What about other costs involved in spanish design interior and exterior/structure.

Well my friend there is no limit for home budget but if you are talking about Spanish designed homes Yes their overall expense will not be same as usual homes.

I believe if you are looking to construct Spanish Designed Interior + Exterior, for A+++ quality you may require additional 15% to 18% funds.

I've put up huge lobby at ground and first floor with staircase and lift.

One TV Lounge (16x18) at Ground Floor.

Two Beds at Ground (16.7x14)

One Bed at Ground (16.7x11.6)

Kitchen (10x16)

Two loundaries 6x6 each with entrance attached from void passage left.

First Floor is exactly the same as Ground with us utilizing Lounge on FF as Bedroom.

No drawing as utilizing basement halls for guests.

In addition to costs defined by Mr. Qurban, please consider labor cost, as basement area is not usually covered in per sq ft rate that most of the contractors quote. It is better to negotiate a lumpsum cost or per sq ft cost inclusive of basement area. Else contractors rip your pocket apart with "additional work" bullshit.

for our kanal house, per sqft labor amounted to Rs.1.8 million. This "additional word" thing, which includes basement concrete floor, walls facade concrete structures and concrete shades has costed us Rs.1.2 million. So better be safe by discussing things in advance with contractor and keep everything in black and white, no verbal agreement.
