Steps in House Complete Construction Dedicated Thread

I have a small question friends, not about new construction but about an existing house. The issue is that when the roof water tank empties, and then is refilled by the water pump, the hot water line somehow blocks or locks. Only cold water continues and then we have to wait a long time for the hot water line from the geyser to resume. What could be the issue?

Possible reasons may be;

1. Hot water line becomes air lock, u can avoid by not letting the water tank empty
2. Hot Water line going from roof tank to geaser can be clogged with scale
   3.High scaling inside geyser body, so that might need to be cleaned.

Thanks for the quick reply. We try to avoid complete emptying but sometimes it happens
About scaling, that is true. It has not been cleaned or descaled for a while. How is it done, is there an additive I can use or I will need some plumber who will professionally clean it?
Something to note is that some rooms do not have this issue as severe as others.

Geaser will be cleaned by geaser guys at workshop.
If wiring is of pprc then , tank cleaning would be enough.

can anyone give information on 12 inch size commodes. Usually these are being import from China. In Pakistan standard commode size is 4.5 Inch. But i came to know from one Civil Engineer that 12 inch size commodes are better than 4.5 inch size as their suction system is better than standard size commodes. I just want to know anyone in this forum has ever experienced 12 inch size commode?

I hope you guys will be doing great and taking all the precautions to protect yourselves from COVID-19.
Im a silent reader of this group and have got keen interest to build the house. My interest to build the house is primarily to sale it out on a profit margin. Im a newbie to the construction industry and plan to start my first project with a 5 marla double story house. As I belong to lahore, after a research i have came to the conclusion that I shall start with Lake City 5 marla, So I need you guys to please answer my below question so that I can plan accordingly.

1- How good it is to build and sale a house or to become an investor?
2- What are the profit margin nowadays, I mean before COVID-19 epidemic?
3- What could be the estimate bifurcation list of the material. If someone had made it then he/she can share.
4- What could be the approximate time span for a 5 marla if budget is not a constrain.
5- What could be the approximate time span for a 5 marla house to sale.

Being a technical person, I shall ensure the quality standards, starting from the material required to complete super structure till finishing.
I plan to expand my area of interest to a 1 kanal house as I think profit margin is good or atleat better then 5 marla.

Your expert opinions are required in this regard.

I'm about a quarter of the way reading through this, so much invaluable advice.

I wonder if you could give me some advice? I'm considering buying some land in the North to build a home for myself. I'm on a very tight budget but am happy to live with a very basic unfinished interior if I can get a secure exterior completed. I'm contemplating building from wood as I'd like to have a go at doing most of the work myself and am more confident with wood work than laying bricks and plaster.

I'm thinking of a basic A frame 2 floor building with a possible side extension. It would be built upon a wooden base raised up on concrete plinths. The interior would be insulated and cladded with cheap plywood or a suitable alternative. It would cover an area of around 5 marla. I've included a picture as an example of what I mean.

Firstly is a wooden building practical in Northern Pakistan? I've yet to find land but I'd be looking at somewhere on the edge of Murree or if not further North in KPK or Gilgit. Are termites a problem in the North and if so how could I mitigate the risk? Is cedar an option? How does the cost of wood compare to building with brick? What about the cost of metal roof sheeting and insulation?
Could anyone hazard a very rough guess at the cost of materials?

My budget is tiny, 60 lakh tops including land. As I said I'm happy to just get the shell up, a water point, and perhaps an electric socket or two, and camp out inside if necessary.

The point where the 2 roof joints are connecting, pour 0 Number chips at that intersection. then do plaster over it. As last measure/to be on safer side, deploy water proofing (any good chemical) over it. Hopefully it will help. Thanks

Other experts might can advise w.r.t wood based frame/ construction as dont know about it.

W.r.t termite, this problem is almost everywhere in Pakistan. Use of Diyaar wood can save you from termite but even its not guaranteed that Diyar will never get termite. Its only based on experience that Diyar wood usually not prone to termite attack. So you can not mitigate the termite risk 100%. Might be @qurban2020 or @sarmadraheem can guide further. Thanks

Its really good untill you maintain high quality standards rather only making profits. With good quality construction, your customers will be limited at 1st but on long term your name will be an quality symbol.

Depends upon area and quality of construction. In 5 marls usually 1.2 to 1.6 MM PKR

3- What could be the estimate bifurcation list of the material. If someone had made it then he/she can share.

5 Months Min and 6 Months Max

Can be sold even on day 1 once house os ready. Depends upon multiple factors like quality, realistic demand, country economic situation, house location and lot more........ Sometimes it may even tak 1 year to sold, so no definite words.

Brand names are diff in diff markets. Better to visit local market but i believe that would be not required once 0 Number chips is deployed.
