Bahria Town is present at 4 locations in Lahore.
1) Bahria Town, Multan Road/Mohanwal Road i.e. oldest Bahria Town and most developed and has most residents.
2) Bahria Orchard, Raiwind Road i.e is second largest Bahria Scheme in terms of area and residents
3) Bahria Nasheman is present on Ferozpur Road but not much residents there, location is not much good as its away from modern settlements and facilities
4) Bahria Education & Medical City is present on Su - e Asal Road, is in the midst of a remote area, its a very low cost scheme. Going to be Jungle mein mangal after a few years at the moment no one lives there.
You should aim for Bahira Town Multan Rd at best, if thats outta budget then 2nd best option is Bahira Orchard.
An insider info for you, that Bahria is going to shift its Head Office and Sales office to Bahira Orchard. Which means a lot of Dealers shifting to Bahria Orchard and property rates are definitely going to increase 5-10 Lacs for no reason. Moreover Bahria has more opportunity to expand and purchase new land at Orchard side and Multan Road one cant expand so Bahria's focus is now Orchard, Raiwind Road. Bahria Planing new year opening its office in Orchard. Building has been built already.
Services, facilities and businesses are a bit less developed at orchard side at the moment since there are much less residents there as compared to Bahria on Multan Rd. So from living point of view Bahria Multan Rd is better(Imperial University just at start of Bahria Multan Rd) whereas Orchard is a better choice from investment point of view. You will have to wait approx. 5 years to get services in Bahria Orchard at par with Bahria Multan Rd. It will take time for more people to reside there and businesses to follow, but Orchard is catching up fast and don't take it lightly.
Bahria Orchard also has its own school, run by Bahria and Superior university is also near Bahria Orchard on Raiwind Road. More over UCP new campus is also not much far. However road to society(Raiwind Road) needs to be built, access needs to be improved. If you can bear the hassle of driving on a roughly carpeted and broken road... Orchard is both well under ur budget and ur property would appreciate soon.
Road to Bahria Orchard is already under construction, but still Multan Rd one has better-uniform-width road and high speed access. Again, in future Bahria would definitely try and improve access of Orchard.
So decision is urs, right now Orchard property is cheaper, rents are lower. But in no time its going to be at par with Multan Rd Bahria. Since Bahria has more land to sell at Orchard side, expect many new monuments & attractions being launched there in future.
