Wanna buy a house in Lahore

This is in fact the 1st proper guidance in this thread.

I visited Bahria Orchard & its kinda Bahria Town of 2010-11.
And it comes in my range.
Universities & schools are around.

Any views?

Bahria Town is present at 4 locations in Lahore.

1) Bahria Town, Multan Road/Mohanwal Road i.e. oldest Bahria Town and most developed and has most residents.
2) Bahria Orchard, Raiwind Road i.e is second largest Bahria Scheme in terms of area and residents
3) Bahria Nasheman is present on Ferozpur Road but not much residents there, location is not much good as its away from modern settlements and facilities
4) Bahria Education & Medical City is present on Su - e Asal Road, is in the midst of a remote area, its a very low cost scheme. Going to be Jungle mein mangal after a few years at the moment no one lives there.

You should aim for Bahira Town Multan Rd at best, if thats outta budget then 2nd best option is Bahira Orchard.

An insider info for you, that Bahria is going to shift its Head Office and Sales office to Bahira Orchard. Which means a lot of Dealers shifting to Bahria Orchard and property rates are definitely going to increase 5-10 Lacs for no reason. Moreover Bahria has more opportunity to expand and purchase new land at Orchard side and Multan Road one cant expand so Bahria's focus is now Orchard, Raiwind Road. Bahria Planing new year opening its office in Orchard. Building has been built already.

Services, facilities and businesses are a bit less developed at orchard side at the moment since there are much less residents there as compared to Bahria on Multan Rd. So from living point of view Bahria Multan Rd is better(Imperial University just at start of Bahria Multan Rd) whereas Orchard is a better choice from investment point of view. You will have to wait approx. 5 years to get services in Bahria Orchard at par with Bahria Multan Rd. It will take time for more people to reside there and businesses to follow, but Orchard is catching up fast and don't take it lightly.

Bahria Orchard also has its own school, run by Bahria and Superior university is also near Bahria Orchard on Raiwind Road. More over UCP new campus is also not much far. However road to society(Raiwind Road) needs to be built, access needs to be improved. If you can bear the hassle of driving on a roughly carpeted and broken road... Orchard is both well under ur budget and ur property would appreciate soon.

Road to Bahria Orchard is already under construction, but still Multan Rd one has better-uniform-width road and high speed access. Again, in future Bahria would definitely try and improve access of Orchard.

So decision is urs, right now Orchard property is cheaper, rents are lower. But in no time its going to be at par with Multan Rd Bahria. Since Bahria has more land to sell at Orchard side, expect many new monuments & attractions being launched there in future.

I heard that insider too so I guess its sort of stunt to attract more buyers/investors in short time but if its true its great.

If I opt for Bahria Town, even the plots around grand mosuqe & theme park are not below 5 million plus transfer charges & from there to multan road is also a distant travelling.

Raiwand road is under construction & from the work progress I guess it will be completed somewhere around 6 months so its good as house construction will also take 6-8 months minimum.

Soooo... I guess my mind is 70% stuck with Bahria Orchard. As I also have a plan to put some millions in real state after I built my house so it will give me a little edge being around invested area.

Just a small shop to buy some "anda bread" or "chips juice" for kids
& will have to travel 5-7 KMs for vegetables but things can be sorted out if vegetables & groceries are bought on weekly & monthly basis

School is alrdy there and another is to be constructed which is of beaconhouse near to arena orchad...and i was talking about this same bahria in my previous post...and as u mentioned universities are alrdy there...market is there daily necessities are easily availible

Sabzi, fruits is no issue there are villages and settlements at both sides of Raiwind road. Once you shift there, you will know where to buy stuff from until its available within society. The problem with Sabzi dukaans is that the rent of a small commercial shop fit for selling vegetables is approx. 30-40ks and no sabzi wala can currently afford to pay that unless there are a lot of residents and a lot of demand for sabzi!

So just wait a little, soon there will be sabzi near you... but still u'd prefer buying from villages as that would be fresher and cheaper.

1 warning to you pre-hand... Bahria's houses are made by contractors and not all contractors deliver quality. Bahria's own constructed houses and dealers made houses.. proceed with caution after proper investigation. You might get stuck with a very poorly built home.

Its better to construct ur home, urself as u mentioned above. Stick with this plan.

I am currently dealing in orchad and the sales and transfer office is already in orchad as of now..but they are just shifting it to another location from where it is at the enterance of orchad...abt vegetables u can easily get then at 2 to 3 km after exiting orchad there are many shops of villagers etc...only draw back is the road which is on its construction phase the levelling has been done just the final touches are left

Yeah I've seen their Kanal Villas & built quality is simply pathetic.

I already made up my mind for personal construction that's why going to buy a plot.

Consider 8Marla Plots New Cutting sold to dealers by Bahria recently. Its called Southern District. The location is at beginning of Orchard Society, its near the new office, Bahria's price total was: 8Lacs down payment and 4.5 lacs x 4 Instalments = 26Lacs.

Currently these down payment paid files are available with dealers in 17-18Lacs which means there is 100% ON over these Down Paid files. Possession would be available in 6 months time whereas instalments to be paid in quarterly instalments. Hence you just pay 17-18lacs, you get a confirm plot in ur name... You can physically go and see the plot on map and in real. Development going on at speed. You pay instalments and before even the instalments are complete ur plot is 100% ready.

It would total cost you 34-35 lacs max and u cant get a better location 8M plot in that price. Its not an ordinary arrangement where a new large sector is announced, forms are sold you pay instalments and wait long for development. Bro, I am also thinking to purchase a 8M plot in Bahria. However, as per the attached LDA Warning published in the newspaper. All new Bahria sectors including Bahria Orchard are not approved from LDA. So my concern is, is it still safe to invest in Bahria ?

Yaar LDA has stupid regulations and none of the societies can be approved by LDA... LDA says commercial area should be no more than 9%(if I recall properly) In bahria commercial area is about 15-20%.. hence on every little stupid point, LDA would say that X,Y,Z society is not approved.

The reality is they just need a briefcase! Their own societies are much much worst... decades old and still not developed and same plot allotted to 3,4 applicants! Now what do u call this? Its 200% fraud! So LDA has no moral authority to point fingers... they just need money!

And! The southern district plot that u r probably looking for buying is 100% full land purchased by Bahria and safe investment too so go ahead!
