Locals are v angry on bahria town.They are not letting bahria vehicles in their area. Bahria is using rawat route.

I met someone who told me very good reasons to avoid it. I wanted to buy there but then after meeting that person i came to conclusion that can be very big delay like 10-15 years(even after 15 years if Malik Raiz don't show interest DHA valley can't be developed). Best thing is sell your plot for price at present price(because prices are high or book a loss) and buy it somewhere else. Its too much problematic problem to solve and its better to get out when prices are good.Real estate guys have created a good market in the present so there are few buyers.

Can you share some details. What does re-balloting mean? My relatives have some plots. One of them has complete payment already done and other has partial payments done.
Re-balloting means that irrespective of the block/file that you currently hold, you will be given plots in sectors that are developed/developing.Preference will be given to those whose dues are all clear (till 11 installments) and who have no surcharge i.e. made all payments on time. 2nd reference will be those who paid surcharge and 3rd will be those who got surcharge waived off.Total 15000 plots are expected to be balloted in the next 6 months. This is as per the information I have.
What is next step for those who are successful? And i was looking at the map and noticed that the plot number they gave is in some other street, not in the one they mentioned in ballot result.
If you're lucky enough to get balloting, I have heard they are asking for extra charges with a 3 year timeline. Another way to make some money and not deliver anything on the ground.

It means people who have received the 'good news' that they have been successful in the ballot have been asked to pay the 12th installment as well as 300,000 and 425,000 for 5 and 8 marla plots respectively in installments over a 3 year period. Now, considering DHA's track record for DHA Valley, I can assume that they will not grant possession before payment has been completed.
425k is a lot of amount. Why are they asking for it? 425k as service charges for a plot that is worth 15lac is too much, that too in dha valley
The amount for possession/development is insane, considering the price of the plots and the criminal delay by DHA. Please also keep in mind that the direct connection between DHA and Expressway has not been developed till now, the access route goes through Rawat. DHA is doing it because they know they can, and the ballot winners have no other choice. Pure simple blackmail and thievery.In this one instance, I am glad I did not get lucky
So what happens if you don't pay the service charges?
Read the balloting letter that came carefully - it has all the details. Your allotment will stand cancelled if you don't pay...
8 marla total price paid is 840k i think. Now add 425k with it and total cost of plot becomes around 13lac. And even after 10 years, market rate is still 12-15lac so no profit for the buyer. Do you think prices will go up after possession?
I have heard DHA valley prices are up by almost 25% for balloted plots.
