Its risky if u plan to invest in medium term. For short and long term its good. The overall trend for asset prices is always upwards (partly due to inflation). If u are investing in short term, 1 year or less, theres not much risk involved. so short and long term are relatively safe but medium term, 2-4 years might be dangerous. People have been constructing houses madly, its about time that the supply will exceed demand and this house of cards will fall.

btw, this is my personal opinion/analysis and may be wrong, I shall not be held responsible in any way if anyone makes a decision based on this post

Invest in bahria town property, book 4,5 plots of 10marla size. Keep paying installments, after 3,4 installments they would ballot for plot numbers... And will disclose its map. Market goes 5-6 lacs up for each plot after that.

Corner/ park facing plots will earn u even higher. In a span of 10 months u can make upto 25 lacs profit.

U can also sell 4 files and keep one, pay all its installments and in 2-3 years time ur imvestmemt would double whwn they hand u over the plot. If it costed u 35 lacs on installments, u cam sell it at 65-75 after 2-3 yrs!

i think thats the way to go! both of places are low cost areas which are always in high demand in dubai. 5-7% is rent plus the value will also increase yearly so it could be a combined total of upto 10% a year which is excellent! Expo2020 is coming, the value of properties will be going up in the next few years. rents will also go up. so just get an appartment there. n i think u wont need a lot more money then u already have to get one on cash. the property will be in front of ur eyes, u can visit any time, check on it any time. its safer then investing in Pakistan where u cant keep a look on ur property.

That's true that I can't visit pakistan often to look after my property but I assume in DHAs in Lahore, Islamabad and Karachi, the plots are safe to buy and nothing can go wrong. DHA Karachi is hell lot expensive and we are not really interested in buying anything in Karachi.

For the dubai property, they are quite old and the construction is not that good and people suggest that at least should be going for discovery garden if budget is a constraint but I personally like international city's clusters. Not sure if the prices would increase as the first owners bought them for 800-900 and now its for around 500 as I remember.

What is the price of apartment in Discovery gardens and International city that you saw? Do you have pictures?

I saw the one bedroom apartments, france cluster and emirates cluster. In DIC, the cost is around 430 or something, in discovery its 100k more than DIC. The covered area is almost same, 700 something.

what ever you do always think before investment coze halal investment is always on risk. Your hardwork and experience in the feild makes you sucessfull not the minimum risk factor.

i have a little factory of Plastic parts manufacturing we supply parts to Razi sons(new car seats maker), So-Safe, LG, National Foods and many more....
for UAE you need to first search for the UAE laws about manufacturing than comes the part of making contact with companies which require plastic parts and getting orders is really hard you need to have your proper setup(factory) and the necessory paper works done innitially....
it's really hard in UAE though.

Not karachi in particular, Bahria lahore was more in my mind. karacchi is good too but would take some time. not compareable to lahore market.

First, converting from USD to PKR I would loose around 2% (correct me if I am wrong) and with the PKR getting devalued each day I hardly see a good return converting back to USD. Secondly, who would look after the property is another issue. I think it would be better to buy something in DIC Dubai.

DIC has gone up, but it may have already been "overbought"....and return on it may or may not be that good in coming years (speaking in short term), but over long term, the rents are good...amongst highest in world..
