ADVISE NEEDED: Where to Buy Plot Near ISlamabad in Green Location?

Dear All PWs,

I have been in UK for 8 years and enough is enough. Thinking of moving to Pakistan next year. Looking to buy a plot near islamabad, butcannot afford astronomical prices in F6/7/8 etc. Bahria Town and DHA Islamabad are also out as I am a nature lover and do not like barren mountains in that locality. I have identified these areas. My budget is 30-40 lacs for a Kanal?:

1. Bani Galla Area
2. Judicial Town, Chattar

I need someone to help me with the following:

1. Is this enough budget? Or do I need to expand it?
2. Can you suggest similar areas/ town near islambad but towards the greener hills?
3. What are the relative issues in such areas as compared to Bahria Town for example?
4. How important is Sui Gas avaliability?
5. What othe factors should I take into account?

I think you have to extend ur budget near 60-70 lacks to buy a kanal plot in green area nearby main Islamabad city.
- Bani gala. As u mentioned. (to live there u will have to fully secure urself. I mean u must need a guard or driver to live there).
- CDA announced Park enclave which is in green area and near to hills but highly Expansive. (a kanal plot for 12 millions)
- Bahria Enclave Islamabad(First project of Bahria town in Islamabad) which is more nearer than bani gala. and 2.5 km far from Park Enclave and it is situated in very green area and it is more nearer to hills than Park Enclave. Plots are in very reasonable price. There u can get a kanal plot for 60 lacks.
But it will need 2-2.5 years for development.

Same as the case with CDA'S Park Enclave.

You can also Check CDA sector D-12, E-12. Which are nearer to Margalla hills. But plots are expansive there( kanal plot above 15 millions).

I would have a guard, but not sure which area is best. I would rather buy in a semi-rural area but be able to buy a bigger plot if I was to increase my budget to 5-6 Million. Any ideas anyone?

In that budget and your requirement of being close to green Margalla hills, only viable option is Bahria Enclave.

Why does everyone seems to be against Bani gala? How about close to Chattar Park? Is that not viable? Why Not?

I have a good offer for you, you can have plot near adjacent to chattar of one kanal in just Rs 24 lacs in Pakistani Professional Cooperative Housing society, its on very prime location of murree road, chattar.
