bro I would suggest planting slightly exotic vegetables like mushroooms, chineese carrots etc used mostly in oriental cuisine. try to sell them either to local 4,5 start restaurants and hotels or export them to dubai, kuwait etc
I come from a long line of farmers, my ancestors cut the forest between the jhelum and chenab basin to reclaim agriculture land and my take on this is that it doesn't take a rocket scientist to learn the intricacies of farming. a lot of resources are available online. we need young people in farming. my grand dad tells me that in 1945 there used to be only 8 boris of wheat in one acre and now a days with better fertiliser, one acre produces on average 16 boris of wheat. in places like netherlands they're able to farm at least 25-30 boris of wheat per acre. average in indian punjab is about 18-19 boris. with enough time and effort you should be able to bring in 20+ boris and make the country proud!
I can tell you about cost of one acre in heartland punjab. it depends on quality of land and the quality is measured by depth of waterbed and proximity of canals and rivers. our land runs along a canal and its like 6 million rupees per acre. expect per acre to range between 3 to 7 million Pkr. many families in rural areas sell their land even really cheap because they're moving to towns or cities. so you might as well be able to get a great deal, you just have to look
my suggestion is to start by planting vegetables. and remember, growing veggies is a full time job because the crop cycle is short and many times it becomes really hard to stop people from stealing your produce here and there. so be careful!
3 acres is IMO a lot of land to begin with. might as well build a resort on 3 acres with horse riding, archery and some golf
could be a very* profitable arrangement given the land is in vicinity of a large city

P.S if you don't have an issue with tobacco, its a pretty good cash crop as well
