So guys after a lot of research and discussions with @capsat @xulfiqar and @omersiddiqui5482 I finally went for under coat in my city 2016 model. I will share the pics and procedure

Disclaimer; there are 2 procedures available, one is what I have done and the other is what xulfiqar was suggesting I.e clear wax which nobody had a clue about. That I suppose is the original anti rust that is applied during assembly. I couldn't manage that. However the service station guy said "ap jo bhe last k dain gy hm spray kr dain gy" still I gave go ahead to the service station guy to use his 'usual' brands.

He was refering to this compound as caustic soda. God knows what is its composition. He took all the wheels off mixed this compound under body and used wire brush to scrub rust

He was referring to navy blue tin as 'damar' and the other one as 'colour' (whereas enamel was written on that tin). Mixed both with petrol. Sprayed diesel on car body, in the mean time I covered all the rubber parts like axel boots steering column boots bush etc with a newspaper. He applied 3 coats and the results is as shown

Told him to spare the engine bay, transmission and cat con. Rest all the rubber parts except silencer rubbers were covered. So folks this is it, personally I am not happy with the blackish under body looks especially the trunk area but this is the only cost effective and feasible way.

You can diy the cavity wax I mention. It is available at higher end autobody paint suppliers too and is also used by dealerships when insurance pays for repairs.
