Buying 5 marla house in Islamabad

Assalam o Alaikum,
I want to buy 5 marla house near to Islamabad in a low budget. My requirement is at least 2 bedrooms, clean area, gas, electricity, internet. What could be the best option? Bahria Town Phase 8, DHA Valley Homes, new socities near motorway? I was thinking if its possible under 30 lac budget? Please suggest me a solution. Thanks

i doubt you can get a 5m house for that much, even a 1bhk apartment is 35+ , you may be able to find a plot in this budget bcz even basic construction on a 5m plot costs 3m

Sir Bahria Town Awami Villas is the best possible option....Valley's gonna take another decade for it to be just habitable.
Also add half a mill' to ur budget.

Forget DHA valley, so far no possession to a single plot since 12 years. DHA said themselves that they only have land for 17% people so no idea how they gonna give plots to the rest of them.

10marla house might only be possible in outskirts of Islamabad. In center even old sectors such as G9, a 6 marla house costs 20-25 million.

I could be wrong but i think it is impossible to buy a 10 marla house in 15 in any of the settled areas of Islamabad. But yes he can find a 5-10 marla house in that budget in places like PWD, Pakistan Town, Jinnah Gardens, I-14 and 5 marla houses in Bharia Enclave Isb.
The other option is to go for a PHA flat.

G12, G13, G14 ?

No Sir! G13 is very expensive too, wahan to 4 marla houses bhi 1-1.5 crore han. The farther you go from center the cheaper it gets. I personally do not know prices of outskirts (housing societies near fateh jang, tarnol etc) however i personally witnessed a deal being done on a 6marla 40 years old house in G9 at 2.25 crore. Another house which is corner with open basement and two streets connected is asking 2.90 crore.

Yes, central islamabad is very expensive. G-11 a 4.5 marla costs 20+ mil.

Its almost double or x 2.5 times the price of bahria rwp.
