Buying a new land for home construction in Murree

Salaam all!

This is my first time posting here and my story goes like this:

I purchased a 10 Marla land in Murree via the scheme Murree Hills Residencia project. It's located in Patriata. It's a 5-year plan and I have just started out (1 month).

Now, I am not sure if this project is legit or anything. Project owners say that it is a society hence approval process is different.

What would be your thoughts on this?

I think no society is registered in those areas. they will give you registry and ownership of land through Patwari etc.

Making house in these locations is quiet difficult and costly
After constructions its another headache to look after the vacant house if you do not live there and only visit for some leisure time.
I heard that murree area pple are not co-operative at all. even chowkidar makes fake papers and do a Qabza with the help of locals.
these kind of problems are there.

however, if the society is being build with proper boundry, gate and all external services like water, elect, gas are being provided by the society then it can be good investment. but all these facilities are very much unlikely in murree areas.
however some property dealer of that area may know better

Brother before launch of any society or housing project, etc. NOC from the relevant authorities is a must!

As per rules, if society does not have NOC, they can not launch projects, float files, and involve in sale / purchase of property, plots, etc. even if the things are under process or at approval stages. Unfortunately, yahan bohat kujj hota aur chalta hai!

If you want to go with peace of mind and avoid from troubles to arise in the future, I would sincerely suggest to ask them that if they have NOC from the concerned authorities? and especially RDA, etc. (if it comes under the jurisdiction of Rawalpindi). If YES, then ask them to show you some documentary proof, and then you may counter verify from RDA (through website, helpline, visit office, etc.) and you are safe. Otherwise, if there isn't any such thing, sell it one way or the other, and invest your hard earned money in somewhere safe housing project, which meets all the criteria and have necessary permissions, NOCs, etc.
