Farmhouse Options near Islamabad - Opinion of PW memebrs please?

Hi,

I am tired of living in confined spaces, so thinking of different farm house locations. Anyone with information, please give comments on pros and cons:

Naval Farm House: Simly Dam Road
D17 farmhouse plots?
MPCHS Islamabad Orchards upcoming project - Near Wah off motorway
Gulberg Farmhouses project
J&K Farm house project

Anyone with any comments on pros and cons of each, please give your comments and suggestions.

Naval farm houses would be the best as Bahria Town has started a link road from Bahria Enclave to simly dam road. They have also acquired some land near the Naval farm houses, so this place will be well developed in the near future.

There will also be a bridge/road connecting simly dam road to the murree expressway. We also have a farm house near the naval one's, in just a few years time the price per kanal in this area has tripled in value.

@getafix: is it suitable for living? how is the security in the area, as I have heard its not too good?

Pros:

1. Good for health.....
2. Good for children
3. Impressive lifestyle
4. Free of city noise

Cons:

1. Security issues, especially in Rural areas, where everyone will keep an eye on you, when you are leaving, who is coming to your home, which car do you drive, how much you earn, which route do you use etc etc....I have seen such cases and even recently my old University mate has lost his life (mat Allah bless him Jannat) due to this farm route issue...........so do as Romans do.....one has to live like a CHAUDARY or WADERA if one wants to go for living in isolation or near rural area unless you are in Bahria town.

2. For a minute purchase like Onioins or a match box you'll have to take out your car everytime........I ve seen it in even DHA Islamabad and Bahria Town Rawalpindi....so your fuel expenses will shoot up definitely.

3. Utilities like electricity, gas, water, telephone, internet, cable TV are NOT as efficient as in city areas.

till a few years back crime rate in the surrounding area was a lil higher. dont know the situation in last 4-5 years.

To be honest our place is still under construction so i can't personally say how safe it is. I've spoken to our neighbors & other people in the area & the general consensus is that it's relatively safe.

But then what area is completely safe? I used to live in bahria town & there were plenty of robberies there.

Around 4-5 Kanals, as bigger area would be more expensive to maintain/purchase.

my suggestion will be find some society or join 2 3 plots in some residential scheme which land price is still cheap will be the best option.

Naval Farms are the best option. Theses are well guarded. The residents are mostly naval and army officers, there are a few small shops inside, more planned in future and there are no issues like bad roads or security
