Final call : buying a one bed apartment in e-11/2

It is a final call because the deal is under negotiations. It is 520 sqft. Small apartment , already rented out at 25,000 ( i met the husband and wife living there ). The apartment has the gas connection ( very few apartments have it these days )
I have been looking into apartments / shops and have narrowed it down to this place. "Land mark plaza" in e-11/2. I liked the place because of its cleanliness and maintenance standard. All apartments are on rent already. I found land mark plaza more cleaner then Abu-Dhabi towers F-11.
Deal may be finalized a little under 40 lacs , insha allah !!!!

1. Wanted to get your opinion on land mark plaza
2. Your opinion on e-11/2 .. (google land mark plaza you will see the location)
3. Investment to return ration 25,000 rent on 40 lac investment
4. Future perspective ? And general advice

At present i am finding it better and more secure then million of plot files roaming in real estate. And the reason it is already rented out. Needless to ad that I am buying it as a secure investment and the fact that it'll give some monthly return

If you are looking for a investment apart form monthly rent income

Than better to buy a 25*40 or 25*50 plot in g-14/2 (remember g-14/2 only ). It will give you better return after an year as development is started and Possession is near

Or you can buy a plot in I-12 sector

Rest apartments are good but their value appreciate Slowly as compared to land prices

Why G-14/2 only ?? .. how sure are you of near possession .. it may take 1 year .. may be 5 years ? right ?

yes value appreciate slowly .. this specific apartment was sold at 26 lac rupees in october 2013 .. and it has gone up 13-14 lacs in 2 years .. that is slow as compared to land but acceptable

I think its a good deal. However, keep in mind the associated risks with keeping tenants. I have been through this and the following factors come to mind:

1. you will be paying maintenance charges to society/building owner
2. tenants sometimes disappear before clearing rent/utility bills
3. due to security concerns, you have to be careful who you rent out your property to
4. cleaning up costs after tenants have left

I personally made over 2 million on an apartment in one year in Islamabad, bought it and sold it. It was on rent for 10 months.

i was talking to a real estate guy and he told me the approximate price of such apartment is over 60 in e11/2
if it is really cleaner then Abu-Dhabi towers F-11 then its sounds like a nice deal

i met the tenants today. The guy works in Baker Hughes and his wife too in telecom ISB ... nice people .. however , this can be catered for by taking security and advance rent

That's rite bro but g-14/2 and g-14/3 in under development that's why I recommend you

Other wise I won't recommend investing in apartments especially in e-11

any particular reason for not recommending ?? the rent is fine so is the price of the place ..

the most developed in G-14 is G-14/4 .. that is what google map says

Because e-11 has reaches to its maximum prices so it won't apreciate in coming years and shops n flats there don't sell easily take quite long time to sale off

Yes g-14/4 is most developed and cheapest plot there is above 70 lacs
