Really!!!! One can build 10 Marla First floor in 10 Lacs!!! ??? I don't know what you're trying to build but consult some proper "Thekaydar/Construction engineer" who is current in rates. I don't think 10 Lacs is sufficient enough for the said purpose.

You won't be able to build 10 marla first floor in 10 lacs so that it is rented.
i know i might be able to build two rooms one bath and one small kitchen (no fancy stuff )only in ten lack, but still that can be rented in 10K easily. so now whats beneficial?
I have just completed my first floor 10 marla (240 sq yards in karachi). Till date 2.2 million has been spent, a further 2 to 3 lacs are needed.

Investing on 10 marla, will not give you that much return when you will sell your home... Its better to invest in 5 marla plot. It give you an opportunity to grow your money.
