Foundations for a house in Bahria Town Lahore - Type specifications required

I am constructing a 14 marla house in Bahria, Lahore. The contactors I have spoken to say that all Bahria houses are built using massonry foundation as the soil is hard. I have read online that raft foundation with steel beams is more secure, but costly. Is it worth it to go for a raft foundation? Is a raft foundation needed?

Does your plan include basement too ? Have you already hired a contractor or are you still exploring options ?

i think before anything happens for construction of any structure an architect engineer team design and prepare complete plan. lay out, foundation structure etc etc without submission of such drawings construction permissions are not allowed . please clarify

ask your architect what is best for the location based on soil conditions there.

I have the map and design from Bahria Town Lahore along with the structure drawing they made. If does not have the raft drawing but just masonry.

To be sure about soil, you need to get soil analysis done to check the soil strength. Considering Bahria Lahore, the you don't need to go gor raft foundation (as you already mentioned that you are not going for basement).

ask them to provide drawings for foundation. with those as reference, any architect can guide you for suitable option.

You are not going for basement so I dont think you need raft foundation. I know someone who builds houses. If you are interested you may speak to him. I can provide you his number. What budget do you have in mind ? Will you go for labour + material or only labour ? What about finishing ?

I am building my own house too which is at end of finishing stage. I hired an architect to make layout drawings and then structure engineer for structural drawing. It pays in the long run.

No need for raft foundation for house unless you have extra money for wasting . Get the soil testing done and all type of houses can be founded on masonry foundation unless the soil is very weak , if you want to save money of soil testing, get the site excavated upto 4 feet below surrounding soil level, if the soil is hard enough, you are good to support it for masonry work....

Thank you guys, I will go with massornary foundation as it's in my budget and I am not going to a basement. As for the soil testing it is already done by Bahria when I applied for the map.
