do a couple of things!
if you buying from some one personally, make sure you do all the verfications.
If you buying throuhg agent, do some research to make sure that he is a good and credible / authentic dealer.
Following verifications must be done before making final decision:
- visit the location they are claiming to see, whether the land actually exists. If there is any local residents, do ask them some questions about possible sale.
- If they claim to be CDA / govt approved, get the NOC number and get verfiication from CDA.
- Find out when will they handover the plots!
- Ask about the insurance options!
- Know about the people who own this society. Do some research to see whether any one of them has committed fraud.
- Find out about the reputation of the builders / society owners from their past projects if any!
- before buying the file, make sure to get it verified through formal process through the society to ensure that the file doesn't have any "ghapla".
if all goes well, do go for it.
