Guidance needed in a property matter

My maternal grandfather (nana) had some property in suburban/village area of Rawalpindi district. The location is near Sawa'n Adda and Bahria Town to be exact. He died many years ago and the property was transferred to his daughters in combine (i heard so from a relative). My mother and one of her sisters also died some years ago. Now I do not know how to get my part of the property, which was my mother's, some years back.

I heard that there is some patwari in Rawalpindi kacheri who has land records of the area. I should meet him and he will allot my land to my name etc. etc.

Dear members, if you have experience in such cases, please guide me what should I do. I live in Lahore.

You need two people with clean records(neik mard) and it will be transferred to your name from the district kachehri, The best way to do it is to file an application at the Assistant commissioner (revenue) under the title of change of heriditory ownership. BTW you need to pay a bit of bribe to the Patwari as its a part of the system. Do get a receipt for the application and a photocopy of the application.

the patwari bribe is a fees now, call it almost official... how many sisters were there? if they are two then their equal parts will be divided among their children... if you have siblings then your mother's half will be divided further according to the law or if there are no siblings then you will get all of your mother's half... are there original papers? if you want to sell the property then you might have to get the papers made... anyways, whatever the process it will take some time, as it is not easy... if it was non patwari area then a simple declaration certificate would have done with the help of a lawyer... you can still consult a lawyer about this, they will know exactly what to do and they are very efficient at bribing people like patwaris to the job done...

Not so simple process.
1 do you know the location of the land? Who has kabza of the land? Does it come in agri land or sehari land?

do you have papers stating it is in your mother's name ? (Registry or intaqaal date and photocopy)

How was the property transferred to your mother name ? By patwar or by court order and succession certificate?

If land comes in sehari zameen then you will need succession certificate but if its agricultural land then patwar can do intaqaal(transfer) on your name but you will have to pay money to patwari amd tasheel dar for sure.

But If you dont have kabza of land and some other party is in possession then there could be a problem for sure..

Take some person with you who know these matters... other wise its a hell hole.
