I visited V block. Its also linked with Naval Anchorage. Roads are there but its not liveable. may be after few months.

I came across a list of unauthorized housing societies (Capital Development Authority) and see 'Gulberg Housing Scheme (Pahse-2),Lehtrar Road' in the list. Is it gulberg residentia?
Also, if you look at the approved map of Gulberg residentia at CDA website (http://www.cda.gov.pk/images/schemes/gulberg.jpg), it does not contain majority of the Blocks shown on the Gulberg residentia map. Is it some other housing society?

Gulberg has all the NOC s and is legal society. Gulberg lehtrar road is another illegal society.

I came across a list of unauthorized housing societies (Capital Development Authority) and see 'Gulberg Housing Scheme (Pahse-2),Lehtrar Road' in the list. Is it gulberg residentia?
Also, if you look at the approved map of Gulberg residentia at CDA website (http://www.cda.gov.pk/images/schemes/gulberg.jpg), it does not contain majority of the Blocks shown on the Gulberg residentia map. Is it some other housing society?

Lehtrar Road scheme is illegal. Its 2 no. gulberg

Gulberg Green and Residencia are legitimate societies and have NOC from CDA.

Someone offered a 10 marla plot in T Block (in the first row on the map) with a price of 24 lac + transfer fee. Is that a reasonable offer?

Is the transfer fee always additional to the offered price?

Is T Block a developed block?

Does Gulberg provides immediate possession of plots in T Block ( i mean if i buy this plot will it get immediate possession of it)?

• T-block 10 marla plot rate is between 21-24. If its location in good location and category plot then fine. First four rows are of 1 kanal plots. 10 marla starts from 5th row in T block.
• Yes You have to pay transfer fee in addition to plot rate and it will be deposited in silk bank, blue area, islamabad.
• T is a partially developed block but possession is not announced yet. I have also heard that Telenor, Pakistan has purchased many plots in T block for their employees.
• No immediate possession. Hopefully it will be announced within 6 months (min 1 month, max 6 months).

Exactly that's what I wanted to ask, but the difference between a developed and undeveloped plot is around 4-6 lacs depending upon location
Like T block developed plot vs V block undeveloped ...
I think both options r good for investment, developed plot will give short term return n for undeveloped one will have to wait a bit longer
