At marine drive the rates are 4-10 carore per acre.
In industrial zone near new airport rates are 10-20 lacs per acre
Near the new airport the rates are 25-35 lacs per acre
Behind the new airport the land which is not yet declared to be industrial rates are 4-7 lacs per acre.
Its got out of reach
There is nothing visible. No road network no water no electricity network but rates are rocket high.
Small investment will do nothing now.
You need atleast 1-2 carore for a healthy investment and healthy reuturn now.

The land in this pic costs 12-18 lacs per acre and is called shinkanidar. This is declared to be industrial area in gwadar master plan. There is currently no road network. For small investment finding small pieces of 3-5 acres is very hard. Big pieces of 20-40 acres are mostly available.

In gawadar industrial are the own on a file is 25 lacs to 30 alcs. Where file costs 15 lacs approxx
In singgar housing socity 600gaz residental plot costs 25-45 lacs depending upon the area.
If any one would hav invested just 20 lacs in 2014. Now he would have had 1 carore in his pocket.
But now everything is out of reach for small investors.
