The rents there for any half decent hotel are around 20-25k which is pretty close to what pc generally charges. Plus the hotels there seem to be running a terrible monopoly in which they force you to pay upfront for booking and if for whatever reason you need to cancel, you get nothing back, and that's including luxus. I heard how in lockdown times even though cancellations were because of the hotels, they didn't return people their money. In my experience professional hoteliers like pc never do that. And even luxus there are providing very substandard facilities and taking 40k+ just for their view.
Some other major issues every hotel there has are water supply, hot water, internet and electricity. Also the food charges there are insane for mediocre food. I travel to GB pretty frequently and not a single hotel there is up to the mark besides Serena which is in gilgit and the hunza one is under construction, and even that barely cuts it for a proper stay. Not a single hotel has any gym or fitness facilities also. For GB tourism to gain any real traction, we need proper 3 star plus hotels. Otherwise this current boom will just be temporary, in a few years all the tourism there will be lost to foreign tourism as usual, same as what happened with the death of Kashmir tourism.
Also I don't see how the lake would be affected, it's not like they're making the hotel on the lake, it's besides the lake as how it happens throughout the world. Landslides would only ruin their investment, the hotel being there won't cause landslides by itself. Plus im sure they aren't morons and won't wanna ruin their huge investment if there was a proper risk at their land site. We can either 'preserve' the beauty and drive all tourism out, or actually earn something properly for once in this country. We can either appreciate investment to improve tourism, or we can just ruin another major revenue source for the country by just complaining and negative campaigns against anyone who dares to invest a huge amount for tourism.
