you shall have a commercial property of min 2500 - 3000 sqyds (4 -4.5 canals). Under your ownership.
with such documents you can approach an OEM to apply for 3S dealership. They will provide you with a dossier to go through and provide with necessary documentation to pre-qualify for 3S status.

if your documentation qualify for acceptance you will be required to provide certain undertaking in shape of bank guarantees before the OEM provide you with a lay out design, list of equipment, manpower details & their qualification, etc etc to step into dealership club.

Old school method of opening 3S I feel is a thing of the past. To waste so much of prime land and build only a single storey structure is beyond me especially with the rates of commercial plots.

The new trend I see is to open up boutique showrooms in upscale malls only for display and sales like KIA Clifton and Hyundai Clifton. I asked them where the service workshop is, they told me it's in some area outside Clifton.
Toyota Clifton again has built a good 30-40 storey structure and has retained basement+ ground+ a first floor for it's use rest is all commercial/ residential space.

A traditional seth would know about connections but not a young guy with no family history of owning enterprises.

just a useless business a lot of headache everyday and pressure of sale sale and sale with minimum profit but with a lot of initial investment

Every manufacturer has some unique requirements, Toyota being cheapo dont care whether its under a building or in a standalone one - I wonder where the actual workshop is for this dealership. It looks like a sales point only.
