Brake discs do not normally need replacement so early unless they are damaged (warped). Brake pads could need replacement but there is no fixed mileage number for it. Brake pad and disc wear varies from car to car as it purely depends on your driving style. Have them show you the brake pads so you can see for yourself if there is any friction material left or not. Brake discs can go 1 or 2 brake pad changes before needing replacement. You can have the brake discs resurfaced when the pads are changed.
Catalytic converter cleaning is a useless exercise. If car is mainly driven around town in traffic then just go for a spirited drive for about an hour and that'll clear out everything. Look up 'Italian tune-up'.
What lubricants? Only engine oil/filter change will be due. Transmission fluid is good till 100k kms. Same goes for differential and transfer case oil. The engine coolant is good for 200k kms/10 years. You can change the brake fluid since it's been about 2 years since you bought the car. Otherwise, you can do it when you change the brake pads.
General inspections are fine. Good to have them done. Other than engine oil filter, the air and cabin filters will probably need replacement. The fuel filter will also need replacement.
I would stick with Hyundai so there are no problems with warranty claims etc. This does not mean I would trust them blindly with everything. They also require oversight.
