Is it a fraud? Malir Town Residency phase 6,4 experience? Karachi

So malir town residency is selling 120gz plots in memon goth, they claim they have the NOC, lease etc and you can get possession on 100% plus you can construct on 50% payment. These are on easy installments with a 8ish lac downpayment. I dont know a lot about the real estate and its credibility. Can anyone who knwos the real estate market in karachi tell me about it ? Ive been looking on the web but so far havent had any luck about any information except for paid promotion and marketting.
120gz plots are being sold for 60-65lac, I want to know if its a fraud, ie file doubling etc lke many other projects in karachi?

if i am correct it is under administration of Al Jadeed Residency, if so, i think it should be a reliable project.. please reconfirm if this is under Al Jadeed management and you can move forward..

It is adjacent to Al Jdeed Residency but it is not under Al Jadeed. It is under GFS which owns North Town as well.
While the plot price you are quoting is very high. They have NOC for Malir Town phase 6 and phase 2 which are premium block but there plot price for 120 should be 45 to 50 max. more than that it is not worth it because Al Jadeed gives in 75 which is already developed. Don't buy it any other phase without checking NOC. I only know of phase 2 and phase 6 which have NOC for others i don't know.
