Need suggestion for buying plot in islamabad/pindi

Aoa,
I have 25 lakh in hand and wanna invest it somewhere in property.
I am confused whether to buy a 5-10 marla plot in best location or a kanal plot in a little less expensive one (developing projects).
I am more interested in a kanal plot but want the location to be good also. Or may be a small house of 3-5 marla if that is a good option. i can arrange upto 30 max..

I dont need the money for several years as long as its in safe hands and doing profit.

Can someone suggest which option is very good, and the location also...like bahria town, dha, police foundation o-9 etc.
I dont have much idea about these as i am from peshawar but dont want to invest in my city.

With 3 million in hand your best bet is bahria town. I think you can probably get a small 2 bedroom townhouse in phase 8 for that much. You could rent it out as well though it won't bring you much rent (10-15k per month).

Yea the small homes 5 marla in bahria town are in my range but i am confused whether it will be a good option or buying a kanal plot at almost the same price in phase 8. which one do you think will bring more profit in around 5-10 years.....

Also can anyone please tell me the difference in "Awami villa" and "Bahria homes" because 5 marla 2 bed awami villas are much cheapter than the same size bahria home or safari villa?.

Also look at the other options as F-17 and B-17. You can get 50x90 plot in around 2 million . Especially the F-17 is relatively close to Islamabad.

you can get a 25x50 plot in G-14/4 in 3m approx! its closer to isb as compared to other sectors you have mentioned plus the price curve is stable if not escalating!

you can get a very good plot in G-14/1,2,3 i have my plot in G-14/3 10 Marla (35X70) i bouht that plot plot last year in around 23 lac now the market value of that plot is 27+....and once Federation give Letters it will cost double...

Man government projects are slow but they are more trustable. G-14/4 is expensive as compared to other parts of G-14. Bahria is good option. Go for Kanal one if you dont need the money but Price / Resale of smaller plots is always higher

ok so now i am considering G14 and F17. Either i should go for a kanal plot in f17 or a 10 marla plot in G14/1,2 or 3 because G14/4 is out of my range. which one of these will get more votes?

also can anyone recommend the best/honest property dealer for these areas as I am not local so thats why worried.

G14/3 will be best option because it will develop before G14/1 and 2. search news for G14/3 on google.
G14 is close to kashmir highway, new airport will be around 07Km. and GT road is also very close. F10 to G14 is only 15 minutes. DHA and bahrya are far away from ISB. and BTW, i have one plot in G14/3. i bought in 2008. it is 40x80 corner with extra space. waiting for the development which expected within a year. You can contact Imtiaz 0300 5270510 for the info about G14/3. he is quite honest. i bought my plot by him.

Go for a studio apartment in Dubai.
Prices are more than half nowadays, but it will not last longer.
Better rental value compared to anywhere in pakistan.
