I am constructing a house for myself in Bahria Town Lahore, the plot dimensions however are 45*100. There's no basement, its a double unit with separate entrances having 3 rooms with dressing and attached baths, TV Lounge, Kitchen, D Kitchen/Laundry, Drawing & Dining and Powder room, Store on each floor.
If you are using A grade material with imported sanitary fittings (Porta, Roca, Grohe), electrical fittings (Italian) and tiles (Spanish,UAE), Granite etc. the cost would be somewhere around 115-125 lacs (this doesnt inlcude the basement). The labour cost is 230/sqft which include electrical and sanitary work. We got ourselves a contractor on discounted rates for good labor, otherwise they also charge upto 260.
According to the stats I have for my house, the total cost for bricks will be somewhere around 1.2 million (Basement excluded). This is what I paid for bricks (7000-7500 Rs/1000 bricks), mind you the rates have gone up now to 8000-8500.
Cost for steel will be 1 million (Basement excluded). Cost for cement would again be somewhere around 1.2 to 1.3 million.
You will need around half a million for crushed stone and around 1.5 lacs for Granular fill, depends on how deep you plot is.
