Plots in Fazaia Tarnol & University Town Islamabad

Dear All,
Need experts advice for purchasing a plot either in Fazaia Tarnol or University Town Islamabad. I am looking for small plot 5-10 marla...and want to keep it for next couple of years (kids education plan). Out these two which one is a better option and any idea about the current price.

Stay away from University Town. They have been advertising it off & on for a number of years and the layout plans have been changing as well. Last I heard, they dont have a proper approach road...
My advice, stay clear of everything else and try to stay in Islamabad Proper though it is expensive. and Buy something thats on ground, not a file.

^ Thank you for the advice...but buying something in proper/developed Islamabad is almost impossible...specially for the 'bloody salaried class'

no idea about University Town Islamabad.
But i saw Tarnol (Air Force) project for the first time in the year 2000 AD. Last i saw it was in 2009 AD. In between i have seen it a hundred times while travelling by that road back to my village. And in that time period i saw NO development, NO change whatsoever. Not sure if it got anything new 2009 onward. Anyways, think twice before you make your move.

Have you tried with B-17 or F-17 (which is relatively more expensive)? B-17 have quite a few sub sectors (A-E) hence you can get thing from expensive to cheaper. I've bought and sold few in both sectors and never had any trouble (papers/price loss) so far.

@rizkhan2010! Good thing that you did not travel in BC heard that the Fazaia Tarnol was still in the same condition during that era on a serious note..well heard now that there are over 100 housed build inside that compound.

@imtiz_ahmed! Have no idea about sector B...but as for F-17 heard that it starts from 2,500,000 (was like 6 or 7 marla)...is that the right price?...Can you please give me some idea about the actual price of the plots in these two sectors...Dont want to go for files etc...

My Father is associated with Fazaia Tarnol he is the civil engineer there in charge there.

There are over 100 Plots with houses the whole Scheme is developed and maintained by Air Force.

Plots on main roads are expensive and my Father's friend bought on 10 Marla on main road 3 months ago for 17 lacs now he got a solid offer of 23 lacs.

I will say go for it the location of this colony is better than others around and houses are built only when basic infrastructure is available. My father use to be in AWT Society before and that got better development and older than Fizaia still there are no houses there not even a single one.

I my self whenever have money will go for Fizaia.

BTW In the past the development got slow bcoz DHA was interested in taking over this society from Air Force and Air Force was also interested in giving away this but than they didnt agree on few of the DHA Demands that included charging the members more development fee and few others. This went on for some time but now its clear Air Force will stay for now.

If you wanna invest now is the time as when ever new Airport opens which is developed at Rapid speed this society got best location to Airport its just 1 KM away.

If you want to invest you can do it in Bahria Phase 8... Buy 10 marlas of plot with possession... In couple of years you can sell it in plus amount but you have to wait for it... Don't go for tarnol or university town... PAF tarnol development process is much slow and university town planners are not the patent one... So instead of wasting your money invest in some gud societies...

Bahria town's development is way ahead of Fizaia no doubt about it and its a better place to live once you are inside. Fizaia is good only if you wanna leave near to Airport plus when the new Airport opens the road to ISB will be improved and some say it will be just like 7TH Ave of ISB so wait and see.

Fizaia is developed they are improving it. Houses only start or people start to live when development is near to complete. Now a days house rent of portion in fizaia is touching 40 thousand.. Wait for Airport to open and you will see the rate go sky high..

@nagzee1! Thank you very much for the advice, will see if Bahria Town Phase 8 (small plot) is something that can be purchased in my limited budget.

@umair94! Thank you, dont know why I was told that Gulberg is very expensive...let me check this also.

@Vaqas1! Bro. thank you very much, you replies have cleared so many things...honestly speaking so far Fazaia Tarnol is the only place that is within my budget...if possible can you please ask your father is there are 10 marla plots in all block/sector or these are only in Block/Sector A.

Bro go for bahria its property is increasing rapidly plots start from 12lacs to 2 crore depends on size location and is on ground not map and best this is no load shedding lolx major reason to counstructiog a home there to live in

10 Marla plots are in all sectors.
