Real Estate and construction where to start

Hi Pakwheelers ,Among few passions of my Life one is off course real estate
i want to enter in this field as Real estate / Construction or Developers

i have a friend who know inside about Real estate and Market in Rawlpindi / Islamabad
i have another group who is into construction for more then 30 years .very solid team of engineers and workers
there professional approach and Quality work is one of the best i have ever seen in my life
and whenever i visit there completed projects of housing etc i always admire them
so i have a
experienced market team
experienced construction team

In Pakistan its always difficult to find a dedicated and professional team which i already have
what i don't have is a market name , office etc , people advised me to stay away if you don't have your own money
i would like to have pak wheelers views on this

What people are saying makes sense. You will need (as minimum) enough cash to purchase the required land and atleast 10% of project selling price as working capital. And this is also assuming that the property (apartment ideally) will start selling (bookings) in the first 2-3 month of project start.

knowing people is different admiring their business is fine, however being part of an organization or organizing a team to work with is totally different aspect among friends. practically in past 30 years I have seen people losing friends & losing joint venture businesses for good.

what you can do is ask real estate friend to find you a nice piece of land at bargain price to build & sale a house.

after you have a piece of land offer it to your builder friend for construction & sale as joint venture under written P/L accounted for.

if that clicks and both people make reasonable money you can move on with same equation,

if it does not give you a reasonable return on investment try other opportunities without losing either of friend i.e builder & property dealer.
