Selection of a project car

Hey guys!
It's been a while that I've been looking for a project car but because of this recent hike in prices I couldn't find one that seemed somewhat reasonable.
After a long search I've shortlisted two cars which are very different from each other but in their respective price bracket both are reasonable.

1. Civic EG 1995 F20B swapped.
2. Corolla 1985 3sge 4th gen swapped.

I need some help to decide which one I should get as this will be my first project car and keeping in mind that after sometime I may want to sell it and get my hands on another project.

Why don't you go for Corolla KE70 ? Engine swapped and you can even learn drifting as it is RWD! It's can also be stanced and looks hot! Do some research on that

I instead got a H23a swapped EG.
KE70 is a really good option obviously being RWD but people are asking ridiculous prices for the car who have done some average mods to it.

Hatchs are crazy expensive now a days. I got 95 ferio eg with the H23a

It's work in process but being delayed a lot because I got a job the day I bought the car.

Most are cabin converted hatchs still they're pretty darn expensive
