I thought that the by-law allows you to construct a powder room within the front vacant space. Where do you propose the place for powder room?
Please include the thickness of the walls to your draft and calculate. You want your drawing room to be 14' in width and garage to be 11'. It becomes 25' space. I would not suggest you compromise on the load-bearing walls. So please add another 18 inches for the exterior sidewalls. It becomes 26'6'' now. Yes, you may reduce the width of the partition wall between the garage and the drawing-room but with a concealed beam above the wall. 26'6''+4'' for the partition wall, now it becomes, 26'10''. Do not forget the plaster thickness on all the three walls. Either you would have to reduce 1 feet space from the drawing-room or the garage.
According to your requirement, I opted for a separate living room and dining close to the kitchen. In your draft, you have chosen the dining place with the drawing-room!
Where would you place your powder room?
Your seating capacity for TV media is going be compromised if your dining table and sofas occupy 20' all of the living room space.
The stair place in your living room would not match with your idea of a separate entrance to the future tenants.
Kitchen position does not allow you to have an eye on the main gate as you wished.
Kitchen position towards the west where a tall building already a blockage to the fresh air seemed to me misfitted. You also wished for the kitchen close to the stairs, that is why I placed it there.
You required the same entrance to your closet and the bathroom. You have placed the wardrobe behind the entrance door of your bedroom!
You have a total of 35 feet space in length including four walls of 9'' means you have left with 32 feet space. Your draft says 18 feet length for the garage and 12 feet for the bedroom. It becomes 30 feet. Do you think, would the 2 feet leftover space be used for stairs?
Your bed position looks to me in the wrong direction in your draft facing the qibla.
Please ponder over your site plan once again till then I would try to finish the draft I made for you in my leisure.
