Can someone guide which tiles to get for floor and bathrooms. There are 3 types of tiles in the market.

1. Spanish, starts around 5000/sqmt and average price is 7-8000/sqmt. These are all mostly full body porcelain.
2. Chinese, start around 2500/sqmt and average price is 3500-45000/sqmt. Some claim them to be porcelain and some full body porcelain but who know. I can't even tell if they are even porcelain.
3. Pakistani, starts from around 1000/sqmt and average price is 1500-2000/sqmt. The master ones are claimed to be somewhere between ceramic and porcelain. There is omega which is built in pakistan but at a chinese plant they say.

So what I am trying to understand is what benefit do I get spending more on chinese or spanish tiles compared to local tiles.

This is rough draft by a layman person like me.. Kitchen can be moved to drawing room. And size of drawing can be adjusted like this.dont know where to place powder room

Garage 18 feet mean 13 feet covered area and 5 feet front left over part.
13 plus 12 for bedroom = 25 feet plus 3 feet for wall and 7 feet for stairs. This is my rough estimate

I like to share some of the suggested edits if you agree.
What was in my mind that you needed a segregated living room with TV media?
Now, your integrated drawing room is your living room with TV media according to your updated sketch. Because the drawing-room with 12x12' size can not be fitted in with the dining table.
Stairs area looks to be compacted but anyhow let's try.

I agree with u regarding adjustment of bedroom.. even kitchen can be moved towards stairs if feasible. By this adjustment of washroom and dressing we can increase size of dining room by 2 to 3 feet towards stairs if there is no technical issues

Two Questions:
1-I am building new home. Ghassu filling is contractor responsibility. 2ft deep excavation below NSL is required. Contractor is saying he will not remove the excavated soil mud and fill Ghassu over it. Is it normal practice or he should remove all the excavated soil mud first and then fill Ghassu? Please guide.

2- I have left few portion of my first floor as open area and want to have ceramic tiles instead of brick tiles due to aesthetic reasons. I want to have insulation on this roof as well to protect GF from heating. How the tile work can be done on insulation? Direct PCC over insulation and then tiles? Or brick blast+PCC over insulation? Or tile work cant be carried out over insulation surface?

With your updated sketch and ''Rough Estimate'' I have left with no choice to focus on the stair section. So a little try and it worked. Though I am strictly against the non-squre stair landing still I tried it for you.

Here's the first update. Stair section covering an area of 6'6''x11'.
Staircase width is 3'3'' and riser height is 7 1/2''.

Main door width is 4 1/2' & living door width is 3'. Though it seems to me not sufficient, that is what the maximum acquired land after adjustments.

There are 17 steps land you on the first floor with 10 feet ceiling height of the ground floor. Each step is 10 13/16'' deep rather than 1 foot which is standard. In 4 sections the first 3 steps go to the height of 22 1/2'' from the finished floor that is section number 1.
Section number 2, bottom height 22 1/2'' and top 67 1/2'' with 5 steps.
Section number 3 contains 6 steps with bottom height 67 1/2 and top 105''. That section is the most unwanted. The stairs I made in the earlier draft were with 2 brakes so that any elderly person could ascend with ease.
Section number 4 with 3 steps on the height of 105'' up to the final 127 1/2''.

And that is not just the end of the story. There was a place out of sight which I kept in my mind until I tried best out of it and that place was under the stairs. I have adjusted your powder room there. Let's check it out.
