Glass option is good for the layout you shared. I'm attaching picture of what I want to cover for ideas.
The wooden frame is fixed with screws, my idea was to remove it and put something behind for cover and reattach frame on top.

hi folks,
need guidance to paint our rental apartment , we intend to do ourselves ,
its a 1700 sq feet ,
the old paint was Happliac emulsion ,
how to mix paint ,
use brush or roller ,
do we need to use sand paper on all walls , mostly hand and tape stains,

what else is required or needed , please advice .

What are the main things to look out for and tips regarding both land purchase and starting construction?

1. I've heard about things like filling or solid land. I guess solid is preferred. How to ensure it is solid land?

2. We have zero about house construction. Which is a good and ethical construction company we should hire?

We want a clean, modern and earthquake resistant structure/house..

So please guide.. what to look for in property builders..

If we do it ourselves..any place to source all the parts and materials.. preferably single place . ?

If you are applying old colour then mix oil and paint ratio as 40:60. No need to sand it if there are no bumps and surface is smooth. Roller is good as brush needs alot of expertise.

Tips w.r.t land purchase given in this;

1. Get feedback from houses in vicinity or in same line, observe slop profiles or area topography, try to get soil expert or hydrology expert with you w.r.t feedback of area. Actual picture usually comes after soil test but for that you need to buy plot which is not a good decision if you are unsure about filling is there or not. Its better not to go with filling based plot.

When you will follow the guidelines of Architect and structure engineer, and execution team will be good, hope you will have a clean, modern and earthquake resistant structure/house..

If you do by your self, materials collection is scattered, you cant get all from 1 source, its impossible near me if you wana have variety and economics both. You can look for any company that can do Turn Key A-Z Project for you, there may be many, but I dont have even a one as per your requirements. You need to be careful w.r.t terms and conditions

Best model will be, you get your work done on labor rate and give material by your self.
