Thanks Tajammal. Will Grohe work without pressure pump? I just want to avoid pressure pump installation due to its hassle.

Grohe will not give you desired result (interms of performance) without Pressure Pump. However at Ground Floor you can get only 30 to 40% performance result.

To the sum up, Grohe will not work without pressure pump.

Please suggest which type of vanity should be built for bathrooms. Vanity of A grade corian without bowl is available at 1400/sq feet which is a bit expensive. On the other hand, vanity made out of frame+marble+bowl may not be expensive but there is limited knowledge/guidelines regarding frames. Which option is better and how good quality can be made at reasonable rates?

There are mainly (widely used) 4 types of basins options available for installation in Baths.

1- Over counter Basin (fix over the marble slab, most economical and widely constructed)

2- Under Counter Basin (fits under the marble slab but usually not recommended as dirt accumulates between marble and basin neck)

3- Open Bowl Option (you just place bowl/basin over the marble slab)

4- Pre prepared assembly (on top w.r.t interior but high cost as compared to all, cabinets tend to damage with passage of time if under cabinet material is non-pvc based)

If you ask from me , my personal choice would be 1 then 3rd in terms of economy. If money is no problem then I will simply go for 4th option (PVC based cabinet only and only).

W.r.t frame for options 1 to 3, its being prepared of RCC by leaving hole in advance as per basin type and arrangements. You can further advise your sanitary guy to demonstrate it further for you in terms of practical manner.

Guidelines for Jointing Main Wires Coming from Meter

Any house connection may be single phase (2 wires, 1 Face and 1 Neutral) and 3 Phase (4 Wires, 3 Live and 1 Neutral). Once the wires have been landed in Distribution Board (DB) , never joint them with use of Plier, its the biggest cause of fire/ incidents. ALWAYS USE 100 AMPS Thimble Jointer Strips to joint such wires.

Steps for Jointing
1. Buy 116-8 No Thimble 1st (pic of 16mm Thimble given below)

1. Buy its Shrudes (covers) , (pic given below)
   

2. Buy Thimble Presser Tool (1.5mm to 20mm long range presser, once time investment, price around PKR 2000)
   

3. Insert Wire inside thimble and Press thimble center with help of Hydraulic Presser
   After pressing and attaching thimble with jointer strip, you will get looks like this. Insert relevant colour shrude(cover) into wire before pressing wire with thimble. Shurudes helps in recognizing neutral/ live wires also helps in shock exposure by acting as insulator.
   

   

You can see in below demonstration that
-Wire coming from Meter landed in DB
-It 1st went to jointer inlet
-From joint inlet 2 wires sent to high power socket directly
-From joint 1st outlet wires sent to ELCB
-From jointer 2nd outlet wires sent to 1st Floor Distribution Board.

Same principles applies to jointer strips of 3 Phase Wiring.

You have share information on ceiling lights in the thread above? can you share some more details on dimmable and color changing lights and good brands etc and what care should be taken when doing false ceiling work in your home. Thanks a lot.

Many thanks for your worthy words. I am really grateful. Your suggestion w.r.t compilation in pdf / word form is really valueable, will think about it IA.I am thankful 1st to ALLAH that he made my effort fruitful w.r.t common man better understanding in scenario of home construction and 2nd to all of you for recognition.

Dear Khawar,
Below are the notes for false ceiling;
- its your own choice.Some peoples likes plain roof some not.So its infact an interior point rather a requirement. If you like plain roof dont go for ceiling just get the roof plaster and enjoy.
- recommended roof height in case of ceiling is 11ft
After ceiling you will have 10 ft remaining
Which means fan will be at 8.5 to 9ft ( depends upon ceiling design)
- avg rates of ceiling are from 55 to 70 RS per sq ft ( depends upon typebof work)
-if you have plan for ceiling dont do plaster of ur roofs, as it will be only wastage of money and material.
- best ceiling time is it shall be done after plaster of walls and before tile work as ceiling activity spreads lot of dirt in home.
-advise ceiling guy to cover steel wire of ceiling with NARIAL MUTHAA. Narial mutha is fiberous material that is being dipped in dectemper slurry and then layer is employed on wire.This increase the wire life which is bearing the full load of ceiling.

W.r.t ceiling lights in all PK ceiling lights are being imported from china.Even big brands phillips , prime, orient ....... all import lights from china, stamp it and sell it.Regardless of brand original imported price of 7watt ceiling smd downlight is not more than pkr 150 in any case. So high prices are only and only marketing tricks. They play with user mind.
e.g i am satsfied if i am getting light in 400 with warranty but i am not satsfied if i am getting same light in 200 ( without warranty). Infact big companies having brand names takes in advance money from you in leu of warranty. In case of fault they replace light with money which they already have taken from you.so Brother dont get trapped.

There are many shops in city saddar or at muree road other than big brands who directly import from china 7 watt smd and sell it with warranty in 230 to 280 RS and without warranty in 200 Rs even . Famous brand in pindi/ isb is RECO.

I reffered Khawaja electric in above posts as i know them personally and have used their products in many projects.So far no complains except factory fault which they replaced immediately. Khawaja electric get light prepared on order directly from china on their own brand name KF, lights are good and reliable as per experience along with very good led driver size. You even can say Faizaan(khawaja electric guy) to send you sample via tcs.And in case of bulk order Faizaan can send you lights via Bilal Daewoo.You can give him my reference. Light price is around 200 and its with warranty.

Again i am just sharing my experience , you obviously are free to choose from any where.

W.r.t changing colour lights its ur own choice but i have seen it rarely in ceiling.
Yes in case of chandlers and bath mirror light its v common now days.

Thank you for detailed response on my query and recommendations. I will wait for the picture on the recommended adhesive for False ceiling wire.

Can you recommend a good team for false ceiling work in Pindi& Islamabad area with some good designs and good references.

I have taken a note on the LED&ceiling lights and will make use of them in my house project that is currently being plastered.

I have also taken a note of your detailed post on flooring options and an earlier post on aluminum windows and grills.

My second question is carpentry work for wooden doors, cabinets and cupboards. Please advice on this topic on dos and donts, pros and cons, what wood to choose, door locks etc. suggest a good shop to order these in pindi islamabad area and a good carpenter as well that will be responsible for fitting etc.

In my project, i was forced to use Steel Chowkaat due to too much water content&moisture in our area (ghowri town)and bad experiences of using wooden chowkat(box) of other neighbors etc. So suggest good wooden doors keeping in mind we have a metal chowkaat in place.

Dear Khawar,
As required, please find below the picture of SAAAN / NARIAL MUTHAAA. This is being dipped to plaster of paris then slurry type material is pasted around wire with which ceiling is hanging.

If iron wire is used in ceiling then it will tend to corrode/weak with passage of time. Advise your ceiling guy to use JISTI wire only in ceiling. Following is an image in which you can see SAAAN/NARIAL MUTHAAA is pasted around ceiling wire.

You can contact Mr.Aamir (Ceiling Guy 0342 6066 008), he recently completed ceiling work in F=15 ISB of my one Friend. His work was good and rate was also reasonable. Now days , designed glass also placed in ceiling. You can also adopt this as well, have a look on below pics;

Wood is of many type;
Diyaar
Marrandi
Pakistani Kail
Ash Wood/Yellow Pine
Imported Kel, Taali, Jaman and many other....................

Diyaar is most famous and considered as less termite loving wood. Selection depends upon economic basis (fairly speaking). So it depend upon what you afford infact. In middle range Ash wood and Imported Kail are ok.

Marrandi , Diyaar and Pakistani Kail is in higher end.Wood work total cost depends entirely on your taste. e.g. kitchen starts from Labour Rate 250Rs Per Sq Ft and goes upto 550 RS Per Sq Ft. Costliest kitchens are made of UV sheets. Same is the case in lieu of door (full wood, with glass design,ply doors, doors height) and Cupboards (full box, only frame, profile glass based, UV sheets) making. Main thing is what you like.

ISB is costly w.r.t hardware and in Pindi (City Saddar) rates are also high with limited variety. If possible for you, just visit Beadon Road Lahore, and get all Kitchen Cabinets + Complete Home Hardware from Alpha Traders/ Naeem Traders. You can save 25% in total if you shop from Lahore. And simply go for Half Body Lock, dont use full body lock. Its now obsolete. If Lhr visit not possible for you then please visit Kiani Hardware (near Chandni Chowk) and City Saddar Road.

W.r.t carpentary / wood work , you have to search the good team by your self as per your taste. So far, even after many wood works in ISB/Pindi through local persons , we can not recommend a local good team . Wood working is of average level in ISB and main reason is new comers claim themselves very expert workers, but in fact they are not.

Can you share information and experience on double glazed glass? what brands to buy and from where? also comparing between uPVC and aluminum what would you recommend? and what about window grills and stair grill? where to get them made in pindi/isb?

Dear Khawar,
Double glazed glass i have seen rarely in home, as its quite costly.Almost 200 % rise in price as in double glazed glass special aluminium is used.If you can afford then you can go for it.

Aluminium option is better than UPVc as its cost effective, natural and long lasting. Glass used in windows in PK is mostly GANJ GLASS or GHANI GLASS. You dont need to worrt about it , glass quality is ok in PK regardless of vendor.

For steel reiling contact with Zubair (0303 529 4953) , while calling give reference of H 388 Bahria Town Phase 8 Block A.

For Aluminium and Glass work contact
Huzaifa 0333 520 7228, while calling give reference of H 388 Bahria Town Phase 8 Block A.

For grill, gate work call
