Wow, If you haven't swapped before, or don't possess technical (troubleshooting) knowledge, this is a very bad idea.
You will sink alot of money into this and still end up with a peice of junk that does not work.
First, you're in KHI, you won't find good quality parts here, nor a qualified technician within your budget for this swap.
KHI rates for engine/gear are more than Peshawar, Pindi or Lahore. These cities also offer better quality engines/parts than KHI. But if you're a novice and decide to buy from another city, you will get duped.
Considering you do manage to buy a K12 with cvt for ~3-4 lakh with uncut wiring, swapping that into a Cultus and making it work flawless is not possible unless you find a really good (read expensive) workshop. I also think a K12 is a tall engine and will not fit well in a Cultus.
What are you planning for the axles and mounts? Cooling system? Shifter and pedals?
EPS can be done in 20ish K I presume.
Forget ABS, you'd be lucky if you manage to get a balanced 4 wheel disc setup to work.
BSM, in your dreams. Finding sensors and wiring everything up to perfection is impossible here.
For suspension, you can do coilovers, you can find them in pindi/Lahore for 25-30K.
Items 7, 8, 9 are doable.
