What are your thoughts about DHA 9 Karachi?

Hi all, please help me regarding this matter as of now I'm thinking of investing in residential plots in DHA 9, Karachi.

General Info

”DHA City Karachi is an under-construction housing estate in Gadap Town in the outskirts of Karachi, Sindh, Pakistan. The project spans over 20,000 acres and is planned to accommodate up-to 250,000 people. Located 56 kilometers from Karachi, the community is planned to be self-dependent for water and electricity.”

Questions:

1. How many sectors are in the DCK? (It seems to confuse me time and time again).
2. Does the Sindh Government have some control over it? Do they offer ’99 year govt lease’ on their plots?
3. Is it safe to invest there? Do they have disputed plots or illegally taken precincts like Bahria Town Karachi?
4. What achievements DCK has made so far in terms of construction, amenities, etc?
5. What constructional phases is it going through?
6. Have people started to reside there so far?
7. Has DCK started offering possession on their residential/commercial plots?
8. Have big stores, schools, universities are being moved/built there?
9. Are the plot prices, as shown in Zameen.com, should be trusted?

Please guide me through this matter as I require your immediate reply. I will highly appreciate your reply.

Please excuse my lack of knowledge as I have very limited information regarding the real estate business/documents.

for encashment beyond 2025 it is fair value investment.

It's a dead but safe investment because of DHA being associated to it.

For now investment only. Since it's not livable at this stage

By dead investment I mean, it will be fruitful after 5 to 10 years.

I m a investor since 2012 it is safe investment but its not good at very conjusted road no developments it like modern moenjo daro nothing else pathetic in terms of development 10/1.

Congested roads? It seems to have a broad entrance and is located at the Hyderabad motorway. Please shed some light on this...

1. There are around 16 sectors in the old 11600 acres. Now they have acquired new 8000 acres of land too on the opposite side of the highway but its master plan has not been unveiled yet. Notice the huge bridge construction going on in front of DHA City's main entrance on the highway. It is to connect both their lands with each other.
2. Yes, all the plots are completely legal and government approved. You get an official 99-year lease.
3. I think it is a good investment on the longterm - 5 to 10 years- basis. They also have acquired land illegally but since they have the backing of the country's most powerful department, no one even bats an eye, not even the supreme court and the media. 4. It feels very far behind Bahria. Although the construction started before BTK, it still is not livable at all. The development pace is extremely slow and it still feels like 4 to 5 years behind bahria. It's best if you go visit both on ground.
5. Like I said above, the construction is going on at a very slow pace and only an inital few sectors are developed.
6. Nope. not at all livable.
7. Yes, in some inital sectors that have completely developed , people are getting possession of their property.
8. I think DUHS, IBA and Shaukat Khanum all have started constructing their campuses there.
9. No idea about prices on zameen.com. But it's best if you visit the property in person and talk to two three different estate agents to get a fair idea about price.

Yes, the entrance is broad but the inner roads are narrow. If you are going there after visiting bahria town you will feel a huge difference in roads. The roads are significantly narrower than Bahria's. But DHA City has a more hilly landscape as compared to Bahria and it feels quite scenic IMO.

Salam. I am thinking of giving DHA 9 a tour, very soon. I am wondering if I can run into problems such as the city gate be closed for the public due to this ongoing pandemic? Offices must be closed as well, should I expect this all?
