What size/ton AC to buy?

We're building a new house (almost complete) in Lahore and need to buy ACs now. Here in USA, even in hottest areas - which get as hot as Lahore, an entire 2000 sq-ft house is typically cooled by a central 3 - 3.5 ton AC. However, for our large living area (646 sq-ft) we're being told by sales people & architect to get two 1.5 Ton ACs (so basically 3 ton). However, my calculations (using the calculator below) say that 2 Ton would be more than enough.

Similarly, one room ACs in US are typically 1 Ton, however, in Pakistan we're being told to get 1.5 Ton AC for each room. Does anyone know whats the reason for this? Is this because these sales people are misinformed and just think bigger is better?

Would also appreciate recommendations for Energy Efficient Inverter ACs. I'm leaning towards Mitubishi, Panasonic and Samsung.

i think homes are usually centrally air conditioned abroad which keep on running 24/7 and once desired temperature is achieved, then it is not a problem to maintain it. whereas here ac is used occasionally and u need a heavy machine for rapid cooling. and don't forget load shedding

We got 2Ton LG ac and its cooling fine, the only issue is that other end of the large room doesn't get cold air so there is a 1-2 degree temp difference. Had we known earlier, we would have gotten duct installed in the false ceiling to circulate air, that would resolve the issue.

Another thing I've noticed is that our houses are made from brick (like a oven), so they retain heat and take longer to cool down in summer. Houses in US are made from wood and don't retain heat. It would probably be a good investment to get insulation done in the brick wall.

I think calculating the room size with the horsepower of the AC can solve the issue.
