Yup we also thought like that. But in the end had to buy a plot for 19 tht was available for below 10 few months ago.

I've personally invested in Gulberg Islamabad Scheme, There 8 Marla costs around 1,460,000 and you can pay off in 3 years. Plus they are giving possession in 3 years according to them.

The society is approved by CDA, And backed by IBECHS. So I guess you can consider investing there.

dears brothers.....i m also looking for a plot near to islamabad......people are talking about bahria town phase 8.......dear phase 8 is too far away from islamabad.......i had survey in bahria phase 8, yes it is well developed place but again it is very very far away from islamabad.......when ever i take a tour of phase 8 from my house in islamabad, i felt like i driven from islamabad to peshawar.......now a days i m looking for a plot in sohan valley on main highway road....it is 5 km away from zero point

I am not well aware of the actual on ground situation but maybe what I have heard would be useful to the discussion above. Let me emphasize again that I am not sure about the validity of this information, it is just what I came to know of after talking to various people

1. About Bahria town, yes it is indeed a pleasure to visit this place and for now it is a safe investment. Just wait for the day something happens to Malik Riaz and then see, it is claimed that he is out of the affairs officially but everybody knows who is running the show (I hope nothing happens and this is all rumor, as investments of so many people is at stake plus its a great area to live)
2. Gulberg is a housing project of IB, their previous project near PWD by the name of I think Pakistan town was quite a failure and is still visited by personnel of Pakistan railway as they claim most if it is their land. (Again, I hope it is not so in actual)
3. CDA sectors are the safest investment and would grow at the fastest pace
4. About the PAF tarnol plots mentioned, ask anyone there about the graph of that colony for the last decade, prices rise and fall like the stock market every time something happens to that new airport
5. The other towns like ghauri etc are quite risky, many friends have faced issues when they attempted to resell their land. Patawris create issues like some old latha or something being on several names

I am not sure about the actual society progress though, But I heard they gave the possession to those who are promised to be given by the end of December 31,2012, Also they have completed the road which link Gulberg society from main express way. Again it's a matter of time and political condition in our country.

As they claim that they will complete the development and give the posession in 3 years roughly, Lets be safe and we consider that time to 5 years. If they give within that time-span which they promised. Then i think the investment is worth it. Rest i think there isn't any good place for investment in islamabad right now, BT is a big SCAM. Trust me we have a plot in phase-8 in sector L. The agreed price were 5 lack for 10 marla plot, And I recently shocked to see the statement it reached to 12 lacks now with zero return and non-pocessed land. May God help us in that.

As our Dear Fellow member "Bilalahm" Said that IBECHS launced it's first society as "Pakistan town". I had a same question with gulberg guys before purchasing. They said that pakistan town was a planning in late 1990's and gulberg is planned according to current scenario, Also the pakistan town target lower class IB employes, While Gulberg will be for above 17th grade employes mostly. So it will be way better then that.

I like the layout planning and setup, Rest I leave everything on time. I hope that it helps!

Rumors are there for almost every scheme out there.... what can we do is filter things out on basis of history, how many schemes named above have a success history of delivering project/possesions on time ??

i dont think deciding this would be difficult, but yes nothing is safe until you get the possesion and u build some thing on it.

PAF Tarnol I know alot about it so for whoever in doubt should visit and check rates. Compare these after 5 months.

I can say this bcoz I am very close to in charge of this society and they haven't sold the commercial plots yet and I know 2 top schools running after them for land for schools.
This society comes with Water/Gas/Electercity all ready. Its at a prime location you just enter motorway to peshawar from isb and exit from tarnol and you have the society in front of exit. From F6 ISB its a 30 KM drive. Plus when Kashmir Highway completed and a Road for Airport will be given this is 1 KM from Airport.

Now lets discus the people i referred here and bought plots and what they are getting. An uncle from Multan bought a plot here for 17 Lacs like 9 months ago its a 10 Marla one and now he got an offer of 25 Lacs the location is very nice and its near the main entrance.

A contractor of my Father bought a plot in the same society around same time for 14 Lacs. He is getting 22.

My friend bought one corner plot 1 month ago or 19 and he got 24 offer.

BTW goto the society and ask the house rent in the 100 Built houses One portion now a days costs 40 thousand in that area yes 40 and its more expensive than Bahria. Recently a full house was rented for 80 thousand Rs.

Investment point of view this is the prime thing as far as i know. Airport runway's are complete and the day it open see the plot prices and house rents.

I am not a property dealer and couldn't buy a plot in this society due to my financial issues but i am giving you my honest opinion and Air Force don't need any advertisement if they are managing it they proper Army guards in their.

Only 2 Fizaia Colonies in pindi/isb other is on expressway and now a days a 1 Kanal plot their costs 2 Crore. I know some very top people livin their in the Exp Way Fizaia. One Example is Mir Zafar Ullah Khan Jamali.

One more thing I want to add DHA was very interested in acquiring PAF tarnol From PAF (You may confirm this from DHA) but this negotiation continued for like 2 years and due to this the Development also slowed down. DHA Wanted the members of the socieity to be charged more development charges and some other issues on which PAF didnt agree so in the end this chapter was closed. Now its totaly run/Develop by Airforce.

I also asked that close contact where will Airforce get more money to develop this society that is still not 100% develop (People are still living due to all facilities available) he told me the commercial area's are still not sold. And they are expecting some very big money (close to 1 BN) when these will be sold.

PAF Tarnol Housing Scheme is very good, but there is only drawback which is major hurdle in its merger with CDA. Its streets are 20 feet and CDA bylaw is 25 feet, it is well known fact that CDA ask the PAF to extend the streets and accordingly reduce the sizes of plots which PAF not agrees, therefore it merger with CDA is still pending

Otherwise it will be a CDA sector. This was informed me when I visited Shalimar Town which is just ahead than PAF Scheme.

If you imagine O-9 National Police Foundation Society where plot size are 25x45, 35x65 etc. I wonder why these are 5 feet shorter, the answer is CDA bylaws.

About the points given above

1. Pakistan town being meant for lower level IB employees is questionable, I do not believe it was so
2. There is no relation between Fizaya and falcon complex adjacent to isl highway and the PAF tarnol scheme, the former are housing societies developed and maintained under the air force control whereas the tarnol scheme isn't under the same umbrella. It was extra land offered to air force personnel during their service so do not expect the same operational control

Bilal both schemes are Fizaia the one on exp way and the one in tarnol and I dun kno who gave you this info.The guy i refered to is incharge of both scheems.

The Fizaia on Exp way is also managed by airforce same department same people and Tarnol as well. The same Eng hangles maintainance of both. Contractors who does maintainance is also same.

Tarnol is 100% Run and managed by Air Force. If you can go to E9 and goto Directorate of State projects.

Sector H of the Tarnol was the worst sector due to high mountains and had no value I remember one Kanal plot was available for 8 Lacs and I gave my friends an inside news that Air Force Issued funds to a contracts to level the 25 Feet mountains and made it the model secotor. And now go see what they have done to H. its all done and it will be the best sector.

Recently got transfer of Plot of my Friend. He got it from E9. The Document is by Airforce. The signs are by Air Force officers.

Here no one else can give you better information than me about Tarnol

Plus one more thing thr Marla is of 275 Sq Feet the proper marla not like ISB scheems or Bahria where it is 225.

Main streets are 50FT and the Normal Streets are 35FT. Plus you think CDA will not include a Airfoce Society :p.

You can get a plot of 10-15 marlas in areas outside Bahria Enclave Islamabad.... Very beautiful area & nearer to Parliament house etc. It price is expected to rise once Bahria Town hands over the plots to allottees in next 3-4 months & construction starts.

Let me explain to you how that works, land / plots in Fizaya and Falcon complex are allotted to air force officers after the completion of a set number of years and every officer gets only one in his service. The PAF tarnol scheme were plots given to many officers as an incentive during service and does not come under the same process of one plot / house for one officer and neither would be looked into by the departments reserved for keeping the colonies for retired officers functioning properly, check with your source if this is valid or not.
