I have just been to pakistan for a week after my last post. I visited a number of societies. it is not difficult to buy or sell a plot if you are in Pakistan. I also visited PAF Tarnol, Bahria Enclave near Rawal Dam and BT phase 8.
PAF Tarnol is a good society with very good access from motorway but development is a bit slow. Many people are living there and it is not a deserted place like many other societies.
Bahria Enclave is far away from any civilization. From my previous experience I analyzed that if you want to visit any society, you must visit it after the dark falls say after maghreb. Then all the scary features will be visible otherwise everything looks good during the day. BT Enclave's prices are 20 years advance. They are asking so much price that no investor or plot owner could earn anything from it for the next 20 years. The whole possible margin has been swallowed by BT. People are now selling at below cost price but there are no buyers in the market for BT enclave. I am very sure this scheme of BT will be a flop or would take at least 20 years to show any activity.
Lastly I went to BT phase 8. That is a totally different place, you just feel you are in a developed country. It is very far, but you don't pass through lonely broken roads like enclave. Once you get there, it is a heaven comparing to other societies. My views about BT have changed after I visit phase 8. The prices are not too high now. Alot of activity is going on there, many thousands of people are already living there. Many people are building houses very fast. BT's head office is located there, AQ Khan school which is fully functional and have many students is located there. BT's big Safari hospital is also there. Many other branded stores fast food chains and utility store, everything is present there. The main feature is that there is electricity 24 hours and no load shedding.
I feel investing money in any other society is just waste of money. There is nothing in comparison to phase 8. Dealers around BT head office are all registered property dealers. You can visit a few and judge for yourself. I went there the first time in my life and to an unknown property dealer. He showed me few options and I finalized the deal in 1 hour.
I would say anyone willing to buy a plot, must visit BT 8 first.
