Airforce Society is right infront of Tarnol Exit plus its 1 KM away from Airport. You Think they will not give a freeway to Airport? Why they are rebuilding this kashmir highway? For these Small Societies? Zara Socheya

Let me explain to you how that works, land / plots in Fizaya and Falcon complex are allotted to air force officers after the completion of a set number of years and every officer gets only one in his service. The PAF tarnol scheme were plots given to many officers as an incentive during service and does not come under the same process of one plot / house for one officer and neither would be looked into by the departments reserved for keeping the colonies for retired officers functioning properly, check with your source if this is valid or not.

Bilal the Airforce has one department for estate projects dedicated for this.. In Socieity their a office by Airforce you enter on your left. in E9 This department is headed by Wing Commander than their is Squadron Leader for this department of Airforce. This Estate projects departments dont maintain Falcon complex they have their own committee.

So this department is reserved for this. If you have any doubt I can give name of these people in case they let you in you may go to E9 and check.

The plots in Fazaia mostly owned by Airforce officers and also civilians same goes for Falcon complex most people sold these houses.
Last month he told me they had a visit from Roots school system they are looking for a suitable land for their school. Beacon house also interested and let me tell you people are dying to buy the commercial area.
The Quality of Fazaia Tarnol will never be like Bahria but interms of Investment its a good safe with good future.

BTW anyone seen D18 by Army Welfare Trust? This contact of mine was incharge of D18 development the development in D18 Sangjani is wayyy better than PAF Tarnol but there is not a single house in Sangjani. You will easily get a 1 Kanal Plot for around 15 Lac their and it has under ground wiring beutifull location but their is no water. Not even under ground. They tried to get water everywhere but failed so its all vacant. Plus its not in the best of location if you are coming from isb.
PAF Tarnol got over 100 Houses. People living. Their is under ground water plus the water supply is ready the day more houses their they will open it. right now too much wastage is their so they are not givin it. Plus they also give 24 hour FREE water tanker service.

You are stuck on the concept that the department looking into such projects is the same and cannot come to the point that I am trying to make you understand i.e. the societies are different. Let me give you another example other then the air force schemes. Army gives houses / flats to its officers in societies known as Askari housing which can be sold to civilians also, but the DHA housing society is different right ? The Fizaya and falcon societies near expressway do not have school systems operating in them and if you are expecting the tarnol project to have the same environment as these, you are not only mistaken yourself but also giving an incorrect impression to others here. Although yup it can be expected that it would be a much better project compared to many others out there and might be a reasonable choice based on the developments that you are mentioning, but be careful about the price fluctuations and invest only when you are aware that its not on the highest level.
About the army welfare project, seems like an interesting scenario as they must be trying to get a water source and the day they do so the prices would jump, should keep an eye on that one

You had a plot in Tarnol and you didnt see the map properly. See it again and their will be few places marked with School and College.
So far 7 of my very close people invested in Tarnol in last year or so all are getting very good returns if they want to sale it. You had a plot i guess some years ago now scenario is changed.
Schools will be open in their and I will PM you the day some school opens up. Right now the Fazaia office a retired officer's wife is running a small school for children in PAF Tarnol.

The Fazaia Exp way is only 400 Kanal the Tarnol one is 4000 Kanal. The EXP Way one got hardly space for school. They come under RDA and also in rural area and recently they changed it to city area bcoz of 14 hours load shedding in their.
The Project plan and everything is same as Exp Way Fazaia so I dun understand why this will not end up looking like that?

Development hardly at 50% at the moment. Airforce Estate projects dont have enough money but they are going to sell commercial plots and generate near to Billion Rupees which will be enough for further development.

AWT Scheme failed badly due to two reason as I told you. One they dont have a proper entry and 2nd is water.

brother had one plot there of 30x60 sold it for 46 lacs about 8-9months ago right now similar size plot will be above 55

Is a PAF Tarnol plot easily sold in the market or do we have to wait long time to get a client. Like in some societies there always are many clients ready to purchase. Is it the case like that in PAF Tarnol or is it difficult to find clients ??? Please give factual advise.

May due to installment it is true
but in old Gulberg which was advertised by IBECHS, a 30x60 plot is selling in 11lacs with time, not instant

Star Marketing is only increasing the price, 25x50 in 15 lacs, this price will retain even after handing over
and the example of DHA valley is again considerable where every invested penny is wasted almost

Well most of these plots are now sold by dealers. Seach online you might find some genuine seller

I have just been to pakistan for a week after my last post. I visited a number of societies. it is not difficult to buy or sell a plot if you are in Pakistan. I also visited PAF Tarnol, Bahria Enclave near Rawal Dam and BT phase 8.

PAF Tarnol is a good society with very good access from motorway but development is a bit slow. Many people are living there and it is not a deserted place like many other societies.

Bahria Enclave is far away from any civilization. From my previous experience I analyzed that if you want to visit any society, you must visit it after the dark falls say after maghreb. Then all the scary features will be visible otherwise everything looks good during the day. BT Enclave's prices are 20 years advance. They are asking so much price that no investor or plot owner could earn anything from it for the next 20 years. The whole possible margin has been swallowed by BT. People are now selling at below cost price but there are no buyers in the market for BT enclave. I am very sure this scheme of BT will be a flop or would take at least 20 years to show any activity.

Lastly I went to BT phase 8. That is a totally different place, you just feel you are in a developed country. It is very far, but you don't pass through lonely broken roads like enclave. Once you get there, it is a heaven comparing to other societies. My views about BT have changed after I visit phase 8. The prices are not too high now. Alot of activity is going on there, many thousands of people are already living there. Many people are building houses very fast. BT's head office is located there, AQ Khan school which is fully functional and have many students is located there. BT's big Safari hospital is also there. Many other branded stores fast food chains and utility store, everything is present there. The main feature is that there is electricity 24 hours and no load shedding.

I feel investing money in any other society is just waste of money. There is nothing in comparison to phase 8. Dealers around BT head office are all registered property dealers. You can visit a few and judge for yourself. I went there the first time in my life and to an unknown property dealer. He showed me few options and I finalized the deal in 1 hour.

I would say anyone willing to buy a plot, must visit BT 8 first.

Bahria Town, all phases are very good developed
real problem with Phase 8 is distance, think if you are working in Pak Secretariat or even in Blue Area
No way to reach in less than two hours, a bullet train is required

Yes, I said that it is very far but I am giving my opinion from investment point of view. Apart from that for people who have business and job activity within Rawalpindi saddar area, this place is a heaven.
