not sure about islambad but in lahore property prices are quite high from last one year specially from last couple of months
i would recomand u dha phase 2 pindi( in front of behria town) 2 months back 1 kanal file was rs900k well its file and balloting and development work has to start and after plot balloting u have to pay additional development charges in 2 years installment

for long term investment ( about 5 years ) its good option but if u wish to hold for short time than keep an eye on market and balloting dates and before balloting sell the file.
inshallha during this period u will gain some amount

Try to get a plot in I-16 as cda will be developimg this sector within a year and prices will go up 2 3 times in a year or two.

ppl have told me to stay away from Bahria , Phase 8 Ext coz it will take lot of time to develop n rate of return will be far too less than CDA sectors ... is that true ?????????????????????

Even CDA is fraud itself...we hv got a flat through ballot in sector I-15 and all dues were cleared in 2007..CDA walay told us they will hand over ready flat to us in 2009..now its 2013 half passed ready flat to choro in fraudster nay abhi tak koi construction he nahi start ki..it was 2005 when payment instalments were started and in 2007 or 2008 were completed total amount was 16lac something now cda walay come with some new idea now they r saying that they cant built flats and will refund us over cash that also with some deductions..after almost 8years of investment with cda what I im getting now is my full instalments cash with deduction(less than 16lacs).....in Pakistan u cant trust government organisations , private society's to dor ki bat hy.....

G-14/1,2 prices:
10 Marla (35X70) will cost you 50-55Lac

G-14/3 prices:
10 Marla (35X70) will cost you 70-75Lac

G-14 is a very nice option, rates will be of G-13 very soon, another option is B-17 Multi Professional, it is also very good, google for details.

For rates of G-14/1-2-3 it;s a very simple formula.
G-13 is adjacent to G-14 where there is complete possession, In g-14, possession is only in G-14/4, So Invest in G-14/1-2 and 3, where there is no possession, but prices will 100 percent increase,
For Example, a 25*40 4.25 Marla Plot is G-13/1-2-3-4 and G-14/4 price is 50-55 Lac, and you can get a plot of the same size in G-14/1-2-3 in half of the price which is 25-28. So for all the sizes prices are 50 percent less.

have heard that cda doesnt have much possession in g14/1 2,iz that true and they might allocate people to different sectors of g14 due to stiff resistance from locals ie villagers,i am also going through the same dilemma,have a budget of around 5 million but m more keen to invest n islamabad due to easy work approach,but in this budget stand no where,either will wait for a year or two and buy a small house in g11 or i sectors,,,,,,,though i have searched airport housing society 1 as well,which is not too bad considering adjacent to express way ,,,,,,,,,,,,,

NOW or Never, dont wait for next 1 year bro...Property prices are gone so high from last 1 year.
For future Investment best Area is G-17 at the moment, you can get 1 Kanal plot in 12-13 Lac easily

So G-17 or any CDA Sector are good for future investment, There is no possesion in G-17 at the moment, but any time CDA can open that Sector, i agree that CDA still not manage possession in G-14 but now development has been started and very soon they will handover the Plots.

But if you want developed plot then you can try Bahria....

Bhai I dont need it for development, rather for future investment purposes but dont want to get the money stuck for 8-10 years ... just for like 4-5 years and than I can take it out ( in a position to sale it ) if I want.

So is G-14/1 a better choice than G-17 or F-17 ???? Coz G-14 will be developed first ? NO ?

and thanks for the istakhara tip ... will surely do it but first need to short list my options

its not like that CDA will develop G-14 first then 15 16 17...
For investment G-17 is good, keep F-17 as a second option, and see if you can find good price in G-14/1, dont go for G-14/2 & 3 coz their prices are already gone high

Thanks man. Words from an experienced guy always help. I want to put in 15-18 lacs and invest it for 4-5 years ....

So G-14/1 , I think, will be developed first than G-17 or I-15, I-16??
