Where to invest in plot

At the moment in G-14/1 lot of peoples are living, and there is Land Mafia invlove too, so for a long term you can Invest today or tomorrow CDA will start development, like they did with 4-3-2 Now 1

But the prices are very high now a days in G-14 just coz this sector is underdevelopment and very soon CDA will give possession. After possession the prices will go more higher, So if you can find any good deal go for it.

Personaly i will not suggest to invest now in G-14 coz the prices are already high so better to invest in G-17 or F-17

@pixel,u must be rite bro as per your xperience,but i m more keen in buying a house rather then a plot,reasons being m paying nearly 25k everymonth for a 25*40 house,with an increase of 10 percent every year,and thats even a single shabby portion,in g 10 ,,,,as per my experience prices are stagnant in these sectors,or not with a high proportion of increase compared to whats happening in these new sectors or even n bahria or dha,,,....i am hopefull in next a year or so i can still get a house though might not be more then 5 marlaz in g11 around 9m..at least it saves me for rest of my work years to dole money on landlords,,,,

For investment purpose I-12 is also a good option. A 30x60 plot will cost you around 40 laks while a 25x50 will cost you around 30-35 laks.
Its a CDA Sector and no development has yet started nor its know when it will start, but the prices are rising with every passing day.

Thanks man. I don't question your experience and judgement but just one question. B-17 is currently under development .. people have started living in Block A, B and C .. Construction is under way in block D and E .. so my point is , it is being developed ...

CDA has not been able to start G-14/1,2,3 till not. E-12 was launched in 1988 and still barren ... couple of months back, CDa announced that they will be announcing two new sectors C-15 and C-16

CDA to launch topographical survey of C-15-16, I-12

G-17 is never mentioned in print media , not even in rumours ... so my point is G-17 may take another decade to materialize ....

I have really no idea about B-17 current status..

About G-14 CDA started Development so after year or so atleast the picture will be more clear, but if you compair pricing from last 5 years, there prices are gone high. if your budget is 15 lac or even 20-25 you cant get a 5 marla Plot in this budget in G-14/234

Better you try B-17 then, Else i have also a plot in Gulburg which i bought 6 month before in 19lac on installment and now its 23lac so imagine the pace of pricing these days in real estate.

Dont confuse your self that much, first stick to 1 sector do some research and do istikhara then see the result:)

invest in real estate at place which you can put foot on physically & papers are legit. Scams & Cons are five fold in RWP / ISB since shifting of airport is announced and influx of IDPs from FATA & KPK is a serious encroachment threat. " Yeah ALLAH KI ZAMEEN ALLAH MALIK & QABZA SACHA, Yeah kaghaz tumhara hai iss ko jayb mai rakho aur niklo idher sai " - if at all required invest in gated community developed or under development.

I visited 2 societies in Zone II - F-17 and Fazia Tarnol. Both looked good - especially considering the access from motorway FatehJang/Tarnol Intechange.

		 				  @vaqas1 - may be able to compare F-17 and Fazia more. I liked F17 more because of quality of development and the same society MPECHS is also managing one part of E-11 - I think it is E-11/3 which is the best in E-11 overall.

Fazia is closer to motorway than F-17 so in that regard better. Someone also mentioned that it is more secure due to serving air force guys - guarding it compared to private guard in F-17.

As of today a good main double road plot size 50x90 in F-17 is for 60-65. A similar double road plot near to entrance in Fazai of 60x90 is amost the same price bracket 65-68.

They have not yet started proper development of Fizaia. It will be done once commercial plots are offered and sold. (Will generate huge amount)

F-17 is also more expensive.
Fizaia is guarded by Army Guards. The Management and everything is of AirForce.

House rents in Fizaia are very good if some one wants to build a house and rent it . At the moment a portion is available for 30k.
These societies will see rate hike once the new Airport is opened in June 2014.

It is hell expansive.
1 kanal plot is fixed at 3 crore and you have to pay 1 crore 70 lac to just enter draw. and If you are lucky enough then you have to pay remaining amount in 3 months.
It will be flopped. as open market 1 kanal D-12 plots are selling for 2 crore .

I only pray that more and more of us express munificence to our fellow countrymen in every possible way. With regard to the topic, I did not see a thread where real estate has been taken a awing at. I recommend one, but for now to answer all possible inquries for helping out fellow members wanting guidance on ivestments, lets list out the best locations in order of authenticity of documentation, appreciation, value for investment and good future prospects. Also listing out real estate agents that are known, reputated and would deliver, based on personal experience, would also be helpful.
