WTB: A plot in DHA Phase 2, Islamabad

Dear members,

I have seen some people posting pics of road trips starting from DHA Phase 2 so decided to take help from you people. I want to buy a plot in DHA Phase 2, Islamabad. The reason why I am not visiting dealers is that they are cheaters and I want to buy a plot for myself. If some of you are willing to sell their plot kindly mention/pm your plot number, street number, sector and demand.

Let me also mention that im not a dealer and looking forward to a clean deal directly with the owner:).

Thanks but I am looking for a 1 kanal plot. Range isn't an issue, I am looking for a levelled plot which is having a nice location and I'm ready to pay according to the market.

The little that i know about DHA-2, ground is evenly leveled in comparison to DHA-1.
However, DHA-1 is ten times more scenic, and more than 80% inhabited compared to only 20~30% in DHA-2. If you are planning to have a basement in your future house, then go for a depression (khadda) plot. This will be available for lesser price and will save you some shovel machine/excavator labor.

I find DHA phase2 better than 1. Reason being the roads since they look broad and have service roads along with footpaths. Secondly the entrance of phase 2 is far better than phase1. Thirdly phase two is linked with expressway via gate7 whereas phase one is linked to pindi only.

The selection of plot is entirely based on options but currently I don't have any option. Hope to get some options from members.

DHA phase II is much wider spread and evenly leveled compared to DHA 1. Plots of 1 kannal are usually ranging from 4milion-6milion depending on the location.. Key locations are near to Jacaranda club and Main gates, around 8 of them i think. I would recommend if this is a personal one time investment go for irregular plots near sector D. They are ranging from 5mil-8mil. You get the size of 1 kannal plus some extra land and sector D has a pretty scenic view towards Islamabad, it is on level of near elevation level of Monal. Or another option is plots on the right side of Gate 7 upon entry into DHA 2.
You can find personal sellers in the newspapers. Usually most of the people have given their links and contacts to dealers within DHA2, however in most cases, you can strike a deal excluding the middle man, dealer. So approaching the dealer and getting hold of the original owner is not much of an issue.

Its not just about leveling the plot...

if the soil is too soft (which it is in both DHA 1 and 2 almost the same), you have to spend alot of money on foundation.

excavator cost is a very minor cost. the savings are negligible...

If possible, get soil tests on different plots that you like and then see what the architect/engineer says about the cost of building there....That could possibly save you money.

Soil test is to be done since it is a compulsion by DHA before the finalization of the map.
Dear members I am fully aware of all the by laws and soil condition in DHA phase 2. Currently I am in search of a piece of land in this area and your help in this regard will be highly appreciated.

true that mostly soil in both DHAs & Bahria 1~8 is not very stable.
Soil test is a MUST. And mostly its results are indicating towards the necessity of having a solid ramp before you go for any further construction.
The choice of (khadda ) plot iz done intentionally by people who wana construct basement. As:
1) Its upto 4-5 lakh cheaper in comparison to level plot.
2) Usual excavator charges are around 30 thousands. half or more of it is saved.
3) time saved, although little but still.
4) More importantly DHA-1 and Bahria's(1-6) has a unique terrain feature. Sometimes a plot is khadda from one side, whereas its level from the other side of the street. This if carefully planned can give you an extra storey to build. (legally a by-law is circumvented ).
